## What You Can Do, and What You Should Not
Some roof maintenance is genuinely worth doing yourself. Some of it puts you on a ladder for no good reason. Here is the honest split.
### From the ground, safely
None of this requires a ladder
- Look at the roof with binoculars after a storm — missing shingles and lifted edges show from below
- Check ceilings and upstairs rooms for stains, bubbling paint or a musty smell
- Get into the attic with a flashlight and look for damp, daylight or dark streaks on the decking
- Clear the bottom of downspouts where they discharge
- Watch where water goes during heavy rain — overflow at one corner tells you which gutter is blocked
- Book tree trimming for branches overhanging the roof
All of this is genuinely useful, **costs nothing**, and catches most problems early.

The great majority happen at home, during ordinary chores, not on building sites. The common causes are an extension ladder set at the wrong angle so the base slips, and overreaching sideways rather than climbing down and moving it.

## Roof Maintenance Questions, Answered
What homeowners across Greater Houston ask us before booking anything.
How often should a roof in Greater Houston be inspected?
**Looking at it: twice a year**, and after any significant storm. Spring, once hail season has passed, and fall, before the leaves drop and hurricane season ends. Our inspection is free, so the only cost is booking it.
Inspecting and tuning up are not the same thing, and it is worth keeping them apart. Looking is twice a year. **The tune-up itself is a three-to-five-year job** — see the next question.
How often does a roof actually need a tune-up?
**Every three to five years for most roofs in Greater Houston.** A tune-up renews the sealant at vents, flashings and penetrations and replaces what has lifted or gone missing. That work does not wear out in twelve months, and selling it to you yearly would be selling you something you do not need.
Closer to three years under mature pine canopy, on an older roof, or after a run of hail seasons. Closer to five on a newer roof in the open with good ventilation. Gutters and pine needles are the yearly items — those genuinely do need clearing twice a year, and a blocked gutter is what puts water where it should not be in the first place.
What does roof maintenance actually include?
A roof tune-up covers replacing up to three missing shingles, caulking and sealing vents, flashings and penetrations, a full photographed inspection, debris removal from the roof surface, and a gutter condition report.
Gutter maintenance is separate work: cleaning up to 100 linear feet, slope testing, sealing joints, clearing downspouts and taking the debris away. Pine needle removal is separate again, because needles have to come off by hand rather than with a pressure washer.
What does a roof tune-up cost?
**Starting at $199.** Gutter tune-up starts at $149 for up to 100 linear feet, and pine needle removal at $149. We have seen the same scope quoted around Houston at up to $1,200, so it is worth asking what any quote actually includes.
Starting prices apply to one and two-story homes up to 3,000 sq ft on a standard pitch. Larger homes and steep pitches are quoted separately, and three-story homes are not eligible for the promotional tune-up. Whatever the price is, you know it before we start.
Is maintenance really worth it, or is it an upsell?
Fair question, and here is the test: **we tell you the tune-up is a three-to-five-year job.** A yearly one would be far easier to sell, and plenty of companies do sell it that way. On a three-year-old roof with good ventilation, a free look is plenty and you do not need us. On a fifteen-year-old roof under pine trees, it is the difference between a repair and a replacement.
The case higher up this page cost that homeowner **$19,000**, of which only $2,900 was roofing. We did not see the other $16,000 — it went to remediation and flooring contractors. That is what maintenance is buying against.
Does maintenance affect my warranty?
It can. Most manufacturer warranties, GAF included, require the roof to be maintained — and a claim can be reduced or refused where neglect contributed to the failure.
Photographed inspections give you a documented record that the roof was cared for, which is exactly what a manufacturer or an insurer asks for.
Do pine needles actually damage a roof?
Yes, and it is one of the most underrated problems in northwest Houston. Needles pack into valleys and behind chimneys, hold moisture against the shingle surface, and eventually rot the decking underneath.
It is invisible until a ceiling stains, and by then the damage is structural rather than cosmetic. Tomball, Magnolia and The Woodlands are worst for it.
What if you find something during the tune-up?
We photograph it, show you, and quote it before doing anything. Up to three missing shingles and the sealing work are already in the $199 — beyond that, you decide.
If the honest answer is that the roof needs replacing rather than maintaining, we will say so, and we do not charge for the inspection that told us.
Can maintenance make an old roof last longer?
Up to a point, and the point matters. Maintenance buys years on a roof whose decking is sound and whose problems are at the details — flashings, boots, valleys, sealant. That describes most roofs under twenty years old.
It buys very little on a roof with soft decking, widespread granule loss or failed underlayment. Paying for tune-ups on a roof that needs replacing is not maintenance, it is postponement, and we will tell you which one you have.

Christian and the JC&C Team have been great, from start to finish. Went on Angi's List to find a roofers to fix leaks coming into home. Had several come out but JC&C put a temporary fix on during a rainy spell. They were our third, but we went wirh them immediately. Then on top of that, they provided 3 estimates. Damage now up to improvements that would be needed down the road. Finally had it done in under a day. Don't go anywhere else!

I want to share my experience with JC&C roofing. As you know, after the last hurricane Beryl, with all the damage to the roofs, it has been almost impossible to find anybody to come and fix things. I called the people who roofed my house and they said that they could not come and would not know when they would. Walking down my neighborhood on Thursday, I saw a truck of JC&C working on a roof. I came to talk to them and told them that I had a relatively small job in my house (the cap of an exhaust pipe had been blown up during the hurricane). He said that is was dangerous to fix it then because it was raining, but that they would come as soon as possible. Well, that meant two days later and now my roof is fixed! Thank you Mr. Paniagua!

On a visit to my elderly parents who live in Sugarland, I live in Austin, I found that a filled rain gutter had been flowing in the wrong direction and caused the end piece of the roof eave and soffit to rot. Being remote, I had to get onto Yelp and try to find a company that could rebuild the soffit, fix bad flashing, and put in a new gutter. This led me to JC&C and they did a fantastic job. From the moment I called them to see if they could handle this type of job, they were in constant contact through: email, text and direct phone calls. They gave me estimated times for the inspection-bid as well as the service and they showed up on time. In addition, they have online pictures (where I got these that I'm posting) of the inspection, during the construction, and the completed project. These pictures assured me of the quality of their work, from my remote home. ROOF REPLACEMENT & SUBSEQUENT ROOF TUNE-UPDecember 2022This is a follow-up review from our 2019 roof installation. I called Christian at JC&C Roofing to perform a tune-up and inspection on our existing roof system. His two-man team were proficient in their work. The team was on-time and performed what I consider to be a very thorough inspection and tune-up of our roof system. The tune-up included the following: 1) Caulking all areas at flashings and other areas where water intrusion could possibly pose a problem.2) Checked for nail pops on the shingles.3) Inspected all areas of the roof including turbines and ridge vents.4) Painted all roof jacks to further enhance the roof appearance.They performed a complete power wash of our driveway including our sidewalk in front of the house which made a considerable difference in the overall appearance of the lot and home aesthetics. Christian would not accept any payment for this three (3) hour service which I found remarkable in these times.Once again Christian and his roofing team exceeded our expectations in the performance of their work. Christian, Jennifer and the JC&C Roofing team go above and beyond to make sure their work exceeds the norm. I highly recommend this roofing company to any consumer or business looking for exceptional roof work by a business who maintains a high level of integrity.October 2019After performing extensive research I determined the best possible replacement roof system for our 15 year old roof was a GAF roof system and the best roof Contractor to be JC&C Roofing Company.We selected the following materials for our new roof system: Timberline Ultra HD shingles and Deck Armor UV-stabilized polypropylene on top of decking (under the shingles). This synthetic material is breathable and reduces moisture from being trapped within the roofing system thereby averting mold issues; Storm Guard Ice & Water shield for valleys and penetrations, Pro-start starter shingles to provide optimal wind resistance at the eaves, and Cobra 3 - 12" ridge vents in conjunction with the Lomanco 14" Whirlybird turbines for optimal attic ventilation. I proceeded with calling a few selected contractors, interviewing each personally, and obtaining a quotation for the work which included the GAF - Gold Pledge protection warranty which provides a (25) year non-prorated / no roof leak (workmanship) guarantee with a 50 year warranty on shingles. Christian took considerable time to explain the complete process of preparation, installation and completion of the roof system. Additionally, he provided a checklist which addressed each item to be installed in our roof system. He even came at 8:00 PM the night before the job to insure all materials had been delivered as per our Agreement. JC&C crew members worked like a well tuned machine. It was truly remarkable to watch them function with each man working as an integral part of the team. After the old roof was extracted they began work on the decking to prepare for the new roof. Old rotted decking was removed and replaced. He removed the old roof turbines and relocated new whirlybird turbines to a higher roof point to allow for optimal attic heat extraction.The work was completed in a fluid and professional manner with exacting precision.Upon completion of the roof replacement Christian sent his supervisor to perform some punch-out and do a high pressure wash of the driveway and patio areas including the street in front of our driveway where roof granules had accumulated. He left our property looking much better than before his arrival to perform the work. We now have a beautiful new GAF Ultra HD roof which enhances the asthetics of our home. In my opinion JC&C Roofing is the best contractor for your roofing needs. I do not believe you will find a more friendly, capable and honest contractor than Christian at JC&C Roofing.Thanks Christian to you, Jennifer and crew. His office sent over a detail analysis what would be done if I wanted to proceed with the project. The price was reasonable and the appointment was set. After a little bumpy start when the first group of roofers looked at the job and decided the roof pitch was too steep and drove off. That delayed the start by a couple of days but once the next group of 9 roofers started they were awesome. They worked for 2 & 1/2 days over 10 hours a day and along with the companyâ s owner direct involvement the job was extremely well done, right down to the clean-up. I have already recommended JC&C to several of my neighbors and will to anyone else requiring roofing services.

I don't have enough words to express what an amazing experience we had with JC&C roofing. We had a horrible experience a few years back where we had our money stolen by roofers. I was being overly cautious this time before we choose a company after our last horrible experience. JC&C was patient and available to answer all of the many questions we had. The day before they were supposed to start on my roof I spoke to Christian. He expressed he was concerned because of my roof's condition and we were supposed to be getting a bad storm. He said I want to send someone out free of charge to cover your roof and make sure you don't get interior damage. That's showing absolute professionalism and amazing value for your customers. The day of the job they put boards around my house to protect my windows. They covered all the property with tarps. They used metal magnetic rollers all over the property before they left to make sure all nails were picked up from the ground. Christian communicated multiple times sharing what the job status of the roof was. The next day after my roof was completed he sent someone that power washed all my property to clean off the dust and dirt from the roof job. I can't say enough kind words about JC&C roofing and now we have one of the best well made roofs in the neighborhood!

The service is just perfect from everyone in this company. You are never on hold when you call. The ladies that dispatch the calls are courteous and efficient. The appointments are easy to make and always kept. We had our roof entirely re-done by them. They came on time, and completed the roof on time. Maintenance is absolutely the best. We had a minor leakage after a storm and the repair technician came the next day and fixed it right away. He inspected the entire roof to make sure that everything was in order. Very knowledgeable very professional. I recommended them to several people.

Let me tell you all of the reasons that JC&C Roofing is the way to go for the most important investment you will put on your house. 1 - Product Knowledge. Christian, the owner, came out to provide a quote. He took some measurements and then scheduled a time to come back and deliver his proposal. This allowed him time to compile all of the data and figures to ensure that the quote given is the final price without any hidden expenses. They have several products the offer and will provide detailed quotes and a plethora of information about everything they sell. 2 - Production. Once we decided on the product package we wanted, which was the Diamond Package (thank God for financing). Christian had a crew swarm on our house the very next day. The worked so hard and got 99% of the job done on the first day. The next morning they were back out to finish the last minute touches. The owner was onsite for most of the project, checking in that I was happy with the work and always asking if I had any questions or concerns. 3 - Service. I can't rave enough about Christian. So rare is it to find someone that is polite, kind, funny, honest, and just an overall good person. Christian is good people. Plain and simple. I honestly feel like he treated us like he would want to be treated and I have a great amount of respect for his customer service, dedication to his craft, and earning the respect of those around him. I am confident that if I should have any issues in the near future with this new amazing looking roof, that he would be back out in a hot second to take care of me. Great Product. Great Company. We decided to go with JC&C Roofing which was the best decision we could have made. While sometimes it took a little longer to hear back from Christian, the workers were on time. Fixed all the issues and gave us a brand new roof that is so gorgeous I believe my neighbors are jealous. Christian also added attic vents and took down old satalite dishes at no charge. The kicker was he also had someone come by and pressure wash the house and drive way with no extra charge. Christian stated any problems just to contact him. Add to it he also dealt with our insurance company so we did not have to. I could not ask for a better individual or company to have work on my home!

I discovered several shingles in my backyard after some recent heavy storms in our area and I was concerned for the integrity of our roof. I scheduled an appointment for a roof inspection through JC&C's website and received two emails confirming the appointment. Abraham Barrera performed the inspection, was prompt, courteous, and thorough. He called 45 minutes before arrival, took a number of photos of our roof so we would have proof of any issues, and also inspected an exhaust pipe for our water heater that we had some concerns about. It turned out that the shingles I found in our yard were actually from the neighbor's roof and our roof was fine. Abraham sent us the photos he took even though no work needed to be done and the INSPECTION WAS FREE. I told him I would let our neighbors know about their roof and Abraham gave us a business card to pass along. I don't know how expensive (or not) their repair costs are, but I would definitely hire them to work on our roof in the future.

We had a major hail storm come through our area and the damage was so extensive that our roof needed to be replaced completely and the house needed a lot of cosmetic repair. When you have major work like this that needs to be done, it's never fun to hassle with insurance claims etc. and the business responsible for fixing the damage. My experience with Christian and the men who worked on my house was exceptional. I can truly say that the process was so much smoother on their end than I could have possibly anticipated. I was very impressed with the communication and responsiveness of Christian. He stopped by numerous times to check on the progress and to update me. They can and looked at the roof and made repairs to a broken vent. They did not do the actual tune up that I had purchased on Angie's list though. This was a bit disappointing. It seems like they got to the repairs I needed and forgot to do the tune up part. I know this because during my home inspection, they noticed several loose shingles. Adhesive of loose shingles was a big part of the tune up package 🙁

On a three-year-old roof with good ventilation, a free look is plenty and you do not need us. On a fifteen-year-old roof under pine trees, it is the difference between a repair and a replacement. The case higher up this page cost that homeowner $19,000 , of which only $2,900 was roofing. We did not see the other $16,000 — it went to remediation and flooring contractors. That is what maintenance is buying against."
