Find your repair

## Point at the picture. That is what it costs.

Most people know the roof is leaking but not what the part is called. Find it here and you will know the price before anyone is standing in your driveway.

- ![Roof with the ridge cap shingles blown off, exposing the peak]() ### Missing ridge cap

  The capping shingles along the peak. First thing wind takes, and the roof is open once it goes.

  $195or about $6.00 per linear foot
- ![New metal valley flashing installed where two roof planes meet]() ### Roof valley leak

  Where two roof planes meet. All the water on your roof travels through here, so it fails first and it leaks worst.

  $840–$1,300depends on length and complexity
- ![Shingles opened up where a roof slope meets a brick wall, showing rotten decking behind the wall flashing]() ### Roof wall flashing

  Where the roof meets a wall. Usually installed wrong or missing entirely, rather than damaged — and the deck behind it is often gone by the time anyone looks.

  from $795labor & materials
- ![Chimney with new counter flashing installed]() ### Chimney flashing

  The metal sealing the chimney to the roof. A very common source of a leak blamed on the chimney itself.

  $1,200–$1,500labor & materials
- ![Chimney chase fitted with new siding]() ### Chimney siding

  The cladding on a framed chimney chase. Rots from the top down once the cap or flashing fails.

  $1,200 / $900by size and material
- ![Roof leak repair at a plumbing vent flashing]() ### Plumbing vent flashing

  The rubber boot around the pipe. It splits in the Houston sun and is the single most common leak we find.

  $225labor & materials
- ![Furnace vent pipe through a shingle roof with new flashing fitted around it]() ### HVAC flashing

  Where the furnace or water heater vents through the roof. One of the most common repairs we are called out for — base, collar and cap all replaced and resealed.

  $350base, collar & cap
- ![Tapered metal roof jack installed around a vent pipe on a shingle roof]() ### Taper roof jack

  The metal jack that seals a vent pipe where it comes through the roof. Sized to the pipe, 6″ or 8″.

  $275labor & materials
- ![Rotted roof decking exposed after the shingles were removed]() ### Rotten plywood / decking

  Wood rot under the shingles. Found once the roof is opened, which is why a leak repair can grow.

  $150per repair AREA, not per sheet
- ![Replacement shingles being matched to the existing roof colour]() ### Shingle repair area

  A damaged or missing patch of shingles, matched as closely as stock allows.

  from $225labor & materials
- ![Skylight being installed with a new flashing kit]() ### Skylight flashing

  Skylights rarely leak through the glass. They leak at the flashing around them.

  from $495labor & materials
- ![Roofer setting ridge vent along the peak of a roof]() ### Ridge vent repair

  Exhaust along the peak. Only worth having if the plywood strip beside it is wide enough to carry it.

  $350or $8–$11 per linear foot
- ![Wind turbine vent on a residential roof]() ### Roof turbine

  Spinning exhaust vent. Cheap to fit, and the bearings are usually what failed.

  $350install · labor & materials
- ![Two black plastic dome vents left in place on a roof the shingles were just replaced on]()

  *What you see*

  ![The same roof area stripped to the deck, with arrows marking rotten plywood around the vent openings]()

  *Underneath*

  ### Dome vent, plastic replaced with metal

  The shingles are new and they do not even match the rest of the roof. The vents are the same cracked plastic ones, put back by the roofer who did the work. Underneath, the plywood was rotten across the whole area — replace every bad sheet or it leaks again straight through the deck.

  $375HCD144 in metal · decking priced separately
- ![Roof showing aluminum AirHawk vents beside older plastic AirHawk vents, each labeled]() ### Roof louver, plastic

  IR65, RT65, IR61. Plastic curls, cracks and leaks in Texas heat, so we quote the aluminum instead — it costs a supplier a few dollars more.

  $225replaced with aluminum
- ![Blue emergency tarp secured over a damaged roof section]() ### Emergency tarp installation

  Water coming in tonight and the repair cannot happen today. We tarp it, fasten it properly, and price the real repair afterward.

  from $150same day where we can reach you
- ![Perforated soffit intake vents under the eave of a brick house]() ### Undereave intake vent

  The half of the ventilation system that is usually missing. Without intake, every vent on your roof is decoration.

  $125aluminum or plastic
- ![Attic Breeze solar powered attic vent mounted on a shingle roof]() ### AtticBreeze solar vent

  Solar exhaust, no electrician and no wiring. Priced by roof complexity, capacity, color and model — and cheaper installed with a new roof than added later.

  from $1,200installed
- ![Concrete tile roof being repaired with tiles lifted aside]() ### Clay or concrete tile

  Tile does not fail like shingle. It breaks where someone walked on it.

  from $750per repair area · $325 per tile
- ![Puncture in a TPO membrane on a flat roof, circled where the leak was found]() ### TPO membrane repair

  A puncture or a failed seam on a flat roof. Welded, not caulked — a patch that is only glued down will lift again by next summer.

  from $495labor & materials
- ![Roofer sealing and re-nailing flashings during a tune-up]() ### Roof tune-up

  Everything resealed and re-nailed before it becomes a leak. The cheapest thing on this page.

- ### What these prices assume
  - A single-story or two-story roof we can reach with our own ladders
  - Shingle in stock, or close enough to match
  - One repair area, not several scattered across the roof
  - Labor and materials both included
- ### What is quoted separately
  - Steep or high roofs needing extra fall protection
  - Decking found rotten once the roof is opened — $150 per repair area
  - Tile we have to source rather than reuse
  - Anything the inspection says should be a replacement, not a repair

What moves the number

## Five things change the price. Everything else is a sales tactic.

If a quote is higher than the list above, one of these should explain it. If none of them applies, ask why.

- ### Height and pitch

  A single-story roof you can walk is the price on the list. A steep or third-story roof needs fall protection and two people, and that is **real added cost**, not a markup.
- ### How many areas

  One repair area is one price. Four leaks in four corners is four setups, four tear-backs and four seals. It is **not four times cheaper because we are already here** — but it should not be four times the price either.
- ### What is underneath

  Nobody knows the decking is rotten until the shingles come off. That is **$150 per repair area**, and it is the one thing on this page that can appear after we have quoted. We photograph it before we touch it.
- ### Access

  A gate too narrow for a ladder, a pool under the work area, a two-story courtyard with no way in. Rare, but it changes the day.
- ### Matching material

  Shingle in stock is the list price. A discontinued color or a tile we have to source costs what it costs, and we will show you the invoice.

### Nobody needs a hammer to look at your roof

An inspection is chalk, a camera and a ladder. If someone lifts shingles, taps with a hammer or creates marks while “inspecting”, they are manufacturing damage — and in Texas that is fraud, not sales.

**Our inspection costs $0 and we do not carry a hammer onto your roof.** You get the photographs whether you hire us or not.

Three causes

## Why the leak happened decides who pays for it

The repair is the same work either way. Who writes the check is not. Before you file anything, it is worth knowing which of these three you are looking at.

- Insurance will not pay ### Defective installation Nails driven high or overdriven, valleys detailed wrong, flashing skipped where the roof meets a wall, no intake ventilation. The roof was built this way. It usually shows up **three to eight years in**, and it looks exactly like storm damage to anyone who was not on the roof when it went on. Your roofer’s workmanship warranty — if it still exists.
- Almost never covered ### Wear and tear Granules gone, mat exposed, boots cracked open by fifteen Houston summers. Nothing failed suddenly; it simply ran out. Every policy in Texas excludes this. A claim here is usually denied, and **a denied claim still sits on your record**. You. Repair it, or plan the replacement.
- This is what a policy is for ### Storm damage Hail bruises with a datable strike, creased or lifted shingles from a wind event, impact damage. Something happened on a day you can name. This is the one worth documenting properly — photographs, measurements, the storm date. **We document it whether or not you file.** Your insurer, minus your deductible.

### Nobody can legally waive your deductible in Texas

Under Texas Business & Commerce Code §27.02 it is a criminal offense for a contractor to pay, rebate, waive or absorb your insurance deductible. Any roofer offering to “take care of it” is asking you to take part in insurance fraud. We will tell you honestly whether a claim is worth filing, and we will never offer that.

Ventilation

## Half the ventilation system is the half nobody looks at

A ventilation system is two things: air coming **in** at the eave and air going **out** at the top. Ridge vents, turbines and louvers are the out half. If there is no in half, they move nothing at all — they are decoration bolted to your roof.

This matters for money, not just airflow. Every major shingle manufacturer **voids the shingle warranty** when attic ventilation is inadequate, and an attic running hot makes your air conditioner work through a summer it was never sized for.

- The in half ### Intake

  Lives low — in the soffit under the eave, or cut into the deck near the bottom of the slope. It is the half we find missing on most Houston attics.

  Vented soffit is the industry standard and still the best, but the common **1½-inch** soffit vent rarely pulls enough air. The **4-inch perforated** soffit vent is the one to ask for.

  And having the right soffit vent is not the end of it: **if the attic insulation has been blown over the top of it, the whole system is useless**. We check that from inside the attic, not from the driveway.
- The out half ### Exhaust

  Lives high — along the ridge, or in the top third of the slope. This is the half almost every roof already has, and the half most people mean when they say “ventilation.”

  Exhaust types should not be mixed on the same attic space. A ridge vent and a set of turbines on the same run will short-circuit each other, pulling air from one another instead of from the eave.

  One more thing to watch on ridge vents: the plywood strip beside the ridge has to be wide enough. **24 inches is ideal, 16 will work.** Too narrow and the deck goes flimsy, breaks underfoot, and becomes the leak.

### Exhaust vents — what we install and what we refuse to

- We install #### Ridge vent

  Made in 9-inch and 12-inch. Only the 12-inch is worth installing. Quiet, invisible from the street, and the best exhaust on a roof with a long enough ridge.
- We install #### Turbine

  12-inch and 14-inch, internally or externally braced. Cheap, effective, and it keeps working in the light breeze that is most of a Houston afternoon.
- We install #### Aluminum AirHawk and metal louvers

  The metal version of the same vent costs a supplier a few dollars more than the plastic one. That is the entire price difference, and it is why we do not stock the plastic.
- Never #### Plastic AirHawks, plastic turtle vents, plastic domes

  They curl, crack and leak in Texas heat. After rubber pipe boots, plastic vents are the second most repaired item on Houston roofs. We replace them with aluminum.
- Conditional #### Power attic vent — metal only

  Price moves with roof complexity and motor capacity, and the electrical connection needs a **licensed electrician**, not a roofer. We will say so before you buy one.
- Conditional #### Solar attic vent

  Attic Breeze is the best of them. Priced by roof complexity, capacity, color and model, and noticeably cheaper installed with a new roof than added later.

### Intake vents — the half that is usually missing

- Best #### 4-inch perforated vented soffit

  The most common intake in the industry and still the best, as long as it is the 4-inch and the insulation is not sitting on top of it.
- Best #### O’Hagin vent

  The simplest honest way to add real intake to an attic that has none. Reasonable to install, long-lived, and the manufacturer actually answers the phone.
- Rarely #### CertainTeed Intake Vent, Lomanco Deck Air

  Hard to install and easy to break once they age. We use them in Houston only alongside a mechanical exhaust system, not on their own.
- Rarely #### GAF Intake Pro Vent

  Lasts longer and the support behind it is excellent, but it is expensive, difficult to install and does not produce enough intake on its own for a Houston attic.

### Exhaust with no intake is the most expensive decoration on your house

If a contractor quotes you ridge vent, turbines or louvers and never once asks what your soffit looks like or opens your attic hatch, **they are selling you hardware, not a ventilation system.** Ask that question out loud. It is the fastest way to tell the two apart.

Every vent and every intake price is in [the full price table above](#every-price).

Questions

## What people ask us before they book

Answered the way we answer them on the phone.

<details>

<summary>How much does a roof repair cost in Houston?</summary>

Most single-item roof repairs in Greater Houston fall between **$150 and $1,500**. The cheapest repair on this page is a decking repair area at $150, and an emergency tarp starts at the same number; the most expensive single item is chimney flashing at $1,200 to $1,500. Anything quoted far above that range is either a multi-item repair, a tile or flat roof, or a replacement being described as a repair. All 38 prices we charge are listed in the table on this page.

</details>

<details>

<summary>Is the roof inspection really free?</summary>

Yes. We charge nothing to come out, get on the roof, photograph what we find and tell you what it costs. That includes the report and the pictures, and you keep them whether or not you hire us.

</details>

<details>

<summary>What if the inspection cannot find where the leak is coming from?</summary>

Then we test for it. We run a garden hose over the roof in sections, one area at a time, with someone inside watching for the water to appear. In a small number of cases the leak only shows itself in a real storm, and we come back when it is raining. **If we cannot find the source, there is nothing to correctly repair** — so we would rather spend the extra visit than guess.

</details>

<details>

<summary>Will my insurance pay for my roof leak?</summary>

It depends entirely on why the leak happened. Sudden storm damage with a datable event is what a policy is for. Wear and tear is excluded by every policy in Texas. Defective installation is a claim against the roofer who did the work, not against your insurer. A denied claim still sits on your record, so it is worth knowing which of the three you have before you file.

</details>

<details>

<summary>Can a roofer waive or cover my insurance deductible?</summary>

No. Under Texas Business and Commerce Code section 27.02 it is a criminal offense for a contractor to pay, rebate, waive or absorb your insurance deductible. **Any roofer offering to take care of your deductible is asking you to take part in insurance fraud.** We will tell you honestly whether a claim is worth filing, and we will never offer that.

</details>

<details>

<summary>How do I tell whether my chimney leak is the flashing or something else?</summary>

Look at where the water shows up. If it appears between the attic plywood and the chimney brick, it is the chimney flashing — especially if there is no cricket or wings behind the chimney. If it bleeds through the middle of the brick, it is failed mortar. If it comes in inside the firebox, it is the flue cap, the storm collar or the chase cover. Three different repairs, three different prices.

</details>

<details>

<summary>Will the new shingles match my existing roof?</summary>

We match as closely as the manufacturer still makes. On a roof under about five years old the match is usually very good. On an older roof, or a discontinued color, we take a shingle off your roof to the supplier to identify the hue rather than guessing from a chart. Designer and specialty shingles cost more and are not always still available. **A mismatched patch on your front slope is not something you stop noticing**, so we tell you what the match will look like before we start.

</details>

<details>

<summary>How often does a roof need maintenance?</summary>

Plan on routine maintenance every five years, on any roof, of any material. A tune-up reseals exposed nails and penetrations and fixes nail pops before the nail heads rust and start leaking. Clearing the gutters belongs in the same visit: standing leaves hold moisture against the starter strip and the plywood behind it, and full gutters take the fascia down with them.

</details>

<details>

<summary>Do you offer financing for roof repairs?</summary>

Yes. We work with several lenders and can present monthly payment options, no money down, and 18 months same as cash with approved credit. **Financing does not change the price of the work** — the number on this page is the number either way.

</details>

<details>

<summary>How long is the warranty on a repair?</summary>

Two years on the workmanship of every repair we perform, in writing. Manufacturer warranties on materials are separate and vary by product.

</details>

<details>

<summary>Should I get more than one estimate?</summary>

Yes, and this page is built to make that easy. Take these line items to two other companies and ask them to price the same list. What you are looking for is not the lowest number — it is whether the three quotes are describing the same work.

</details>

Next step

## Take this list to two other companies

We published our prices so you would not have to guess at ours, and so you would have something to hold the next two quotes against. **We would rather lose a job on price than win one because you had nothing to compare it to.**

What you are looking for in three quotes is not the lowest number. It is whether all three are describing the same work.

- **Which line item is this?** If the quote says “repair roof leak” with no part named, you cannot compare it to anything.
- **How much decking is included?** Rotten plywood is the single most common surprise on a final invoice. Ask before, not after.
- **Is the inspection free, and do I keep the photographs?** Some companies charge for the estimate. Ask that on the phone.
- **What does the workmanship warranty cover, and for how long?** In writing. A material warranty is not a workmanship warranty.

### If the number is the problem, financing is not a trap

We work with several lenders, and a JC&C representative can lay the options out beside the quote. **Financing does not change the price of the work** — the number on this page is the number either way.

- Monthly payments
- No money down
- No payments for 12 months
- No interest for 12 months
- 18 months same as cash

        "text": "Most single-item roof repairs in Greater Houston fall between $150 and $1,500. All 38 prices we charge are listed in the table on this page."

        "text": "Then we test for it. We run a garden hose over the roof in sections, one area at a time, with someone inside watching for the water to appear. In a small number of cases the leak only shows itself in a real storm, and we come back when it is raining. If we cannot find the source, there is nothing to correctly repair — so we would rather spend the extra visit than guess."

        "@type": "Answer",
        "text": "It depends entirely on why the leak happened. Sudden storm damage with a datable event is what a policy is for. Wear and tear is excluded by every policy in Texas. Defective installation is a claim against the roofer who did the work, not against your insurer. A denied claim still sits on your record, so it is worth knowing which of the three you have before you file."

        "text": "No. Under Texas Business and Commerce Code section 27.02 it is a criminal offense for a contractor to pay, rebate, waive or absorb your insurance deductible. Any roofer offering to take care of your deductible is asking you to take part in insurance fraud. We will tell you honestly whether a claim is worth filing, and we will never offer that."

        "text": "Look at where the water shows up. Three different repairs, three different prices."

        "@type": "Answer",
        "text": "We match as closely as the manufacturer still makes. On a roof under about five years old the match is usually very good. On an older roof, or a discontinued color, we take a shingle off your roof to the supplier to identify the hue rather than guessing from a chart. Designer and specialty shingles cost more and are not always still available. A mismatched patch on your front slope is not something you stop noticing, so we tell you what the match will look like before we start."

A tune-up reseals exposed nails and penetrations and fixes nail pops before the nail heads rust and start leaking. Clearing the gutters belongs in the same visit: standing leaves hold moisture against the starter strip and the plywood behind it, and full gutters take the fascia down with them."
