Roof Repair in Bellaire, TX
Bellaire is its own city with its own permit office, inside Loop 610, along Brays Bayou — and most of its roofs are on 1950s and 60s ranch homes or the new construction replacing them. Two very different repairs, and we do both from the Spring Branch office fifteen minutes north.
Repairs from $195 with all 33 prices published, replacements $8,000 to $20,000, and a free inspection with photographs of everything we find — including when the finding is that your roof is fine.
Bellaire is not City of Houston. A Houston permit is the wrong permit here — the City of Bellaire issues its own, with its own inspector. We pull the right one.

Three things that change the job here
Why Bellaire Roofs Are a Different Repair
01
Two kinds of house
Half of Bellaire is 1950s and 60s ranch homes — low pitch, original decking, sometimes two layers, almost no attic ventilation. The other half is the new construction replacing them, steep, complex, with tile or standing seam. Neither is a standard repair.
02
Brays Bayou
Runs along Bellaire’s edge. Harvey and Tax Day 2016 both put water into Bellaire and Meyerland. Ground-level water is flood insurance; water through the roof is the homeowner policy. Two claims, two carriers — we photograph the roof so both get the same evidence.
03
Its own permit office
Bellaire is an incorporated city. A City of Houston permit is the wrong permit, and the Bellaire inspector will say so on the day. We pull the right one, and we know what the inspection asks for.

Common questions
Bellaire Roofing Questions, Answered
How much does roof repair cost in Bellaire?
From $195. A pipe boot is $225, a ridge vent $350, wall or chimney flashing $1,200–$1,500. A typical single-issue repair on a Bellaire ranch home runs $350–$900. All 33 repair prices are published.
Do I need a City of Bellaire permit for roof work?
Yes — and a City of Houston permit is the wrong one. Bellaire is an incorporated city with its own building department and inspector. Repairs under a certain scope may not need one; a replacement always does. We pull the right permit and we know what the inspection looks for.
How much does a roof replacement cost in Bellaire?
Most Bellaire homes run $8,000 to $20,000, across four packages at $350 to $650 per square. The first five sheets of decking are included, then $75 a sheet — and on the 1950s and 60s ranch homes, expect some. Larger new-construction roofs with tile or standing seam are quoted per roof. A City of Bellaire permit is part of the job. Nothing is paid upfront: 50% when the crew arrives, 50% on completion.
Will you help with a roof insurance claim in Bellaire?
Yes. We inspect free, photograph every slope, write an itemized scope and meet your adjuster on the roof. We do not file, negotiate or settle the claim — in Texas that is licensed public-adjuster work. On an approved claim we install GAF Timberline UHDZ, a Class 4 shingle, with GAF’s Golden Pledge warranty: 30 years, non-prorated, at no upgrade cost.
My home flooded in Harvey. Is roof damage covered?
It depends on where the water came from. Water that came up from Brays Bayou is flood insurance, not the homeowner policy. Water through a storm-damaged roof is the homeowner policy. Bellaire and Meyerland homes often had both — two claims, two carriers — and we photograph the roof so both get the same evidence.
How do I find where a leak is coming from?
Usually not where the stain is. On a low-pitch 1960s ranch, water tracks along the decking a long way before it shows. We use thermal imaging and moisture readings to find the actual entry point before anyone cuts a ceiling. That is part of the free inspection, not an extra.
Should I repair or replace a 1960s Bellaire roof?
If it is the original decking with one or two problem areas, repair. If it has two layers, soft decking, or a leak in a third place this year, replacement — $8,000 to $20,000, and on these homes expect decking, which is why the first five sheets are included. The inspection tells you which.
How fast can you reach a leak in Bellaire?
2 to 4 hours, 365 days a year, no out-of-hours surcharge — the Spring Branch office on Blalock is fifteen minutes north. Say which room when you call and whether water is still coming in.
