Cinco Ranch · Kelliwood · Seven Meadows · Westheimer Lakes
Cinco Ranch spans thirty years of building, from Kelliwood and Nottingham Country in the 1980s to Westheimer Lakes still filling in today — and the roof on a 1985 house is nothing like the roof on a 2015 one. Both have an architectural review board.
Repairs from $195 with all 33 prices published, replacements $8,000 to $20,000, and a free inspection with photographs of everything we find — including when the finding is that your roof is fine.
The oldest Cinco Ranch roofs are on their third system. Kelliwood, Nottingham Country and Cimarron were built in the 1980s, which means original decking, two layers in places, and ventilation that was standard forty years ago. That is a different job from a 2015 Westheimer Lakes roof, and we price it differently.

Common questions
Yes — and they are a different job from the newer sections. Both were built in the 1980s, which means many are on their third roof: original decking, sometimes two layers, and ventilation that was standard forty years ago. We price decking separately and the first five sheets are included.
From $195. A pipe boot is $225, a ridge vent $350, wall or chimney flashing $1,200–$1,500, and a typical single-issue repair $350–$900. On the 1980s sections it is usually the pipe boot or the wall flashing. All 33 repair prices are published.
$8,000 to $20,000 across four packages at $350–$650 per square. Larger homes in Grayson Lakes and Lake Pointe Estates run higher — more slopes, more valleys, more flashing. First five sheets of decking included, $75 a sheet after. Nothing upfront.
Yes. We inspect free, photograph every slope, write an itemized scope and meet your adjuster on the roof. We do not file, negotiate or settle the claim — in Texas that is licensed public-adjuster work. On an approved claim we install GAF Timberline UHDZ, a Class 4 shingle, with GAF’s Golden Pledge warranty: 30 years, non-prorated, at no upgrade cost, in a color your HOA has approved.
We know what each board asks for and we provide the documentation. Cinco Ranch, Grand Lakes, Seven Meadows and Westheimer Lakes all require approval before the roof changes color or material, and submitting the wrong shingle costs you a month. The homeowner submits, we supply what the submission needs.
Yes. Fascia is the board your gutters attach to, and it rots first when they overflow — which is common on the 1990s and 2000s sections where the original gutters are undersized. James Hardie fiber cement for siding, matched to what your HOA has approved.
Possibly — and now is when it matters. Most Westheimer Lakes roofs are still under original manufacturer warranty. A free inspection tells you whether the installation qualifies for the coverage you think you have, while there is still time to do something about it.
2 to 4 hours, 365 days a year, no out-of-hours surcharge. Say which room when you call and whether water is still coming in — we tarp first and repair once the roof is dry.
Every slope photographed, attic checked where there is access, no hammer on the roof. Including when the finding is that your roof is fine.
