City of West University Place · 77005 · next to Rice University
West U is a two-square-mile city of its own, and about half of its original houses were torn down and rebuilt in the fifteen years to 2002. So most roofs here are on large two-story homes with complex rooflines on 50-foot lots, next to the bungalows that are left. We repair and replace both, from the Spring Branch office about twenty minutes away.
Roof repair from $195 with all 33 prices published, roof replacement $8,000 to $20,000 for most homes, and a free inspection with photographs of everything we find — including when the finding is that your roof is fine.
West U is not City of Houston. Building permits come from the City of West University Place, which builds to the 2021 International Codes. We check the permit with the city and pull it for a replacement.

Almost no roofer publishes what anything costs. We do. Take these to two other companies — that is what they are for.

What an honest inspection is →Free with inspection
On a two-story roof the stain is rarely below the leak. Thermal imaging and moisture readings find where the water actually enters.
How we find leaks →2–4 hours
365 days a year, no out-of-hours surcharge. Tarp first, permanent repair once it is dry.
Emergency response →Free inspection
We check the soft metals first: if gutters and vents are unmarked, the hail was too small to matter.
How to tell if you have hail damage →$9.99–$13 per foot
5-inch or 6-inch seamless with 3″×4″ downspouts. On a 50-foot lot, where the downspout empties decides whose yard the water reaches.
Sizing and what it costs →$150 per O’Hagin vent
The remaining bungalows often have almost none. Fitted during a replacement.
Why it decides roof life →Quoted per roof
Composite tile, standing seam and stone-coated metal on new construction, and TPO on flat sections and additions.
Specialty roofing →from $199
Seven points in one visit. On a roof with ten years left, this is what buys the ten.
What the seven points are →18 months same as cash
Wells Fargo Bank, N.A. and Service Finance (a Truist company). Subject to credit approval.
Rates published →Starting points, not quotes. Pitch, access and what is under the shingles move the number. We inspect free, show you photographs, and put the real figure in writing first. Nothing upfront.
Three things that change the job here
01
Typical West U lots are about 50 by 120 feet, and the rebuilt homes fill them. Steep two-story roofs, many valleys and wall-to-roof joints, and a neighbor a few feet away. We plan the tear-off, the dumpster and the magnet sweep so the house next door is protected too.
02
The original houses were bungalows and cottages. The ones still standing often carry original decking, low ventilation and sometimes two layers. That is a different repair from the new construction around them, and we price the decking before we start.
03
Harvey flooded 116 West U homes, and the city is now rebuilding its storm drains to Brays Bayou. Ground-level water is flood insurance; water through the roof is the homeowner policy. We photograph the roof so both carriers see the same evidence.

Common questions
From $195. A pipe boot is $225, a ridge vent $350, wall or chimney flashing $1,200–$1,500. A typical single-issue repair runs $350–$900; on a steep two-story roof, access can move that number. All 33 repair prices are published.
Most homes run $8,000 to $20,000, across four packages at $350 to $650 per square. Large new-construction roofs with many valleys, tile or standing seam are quoted per roof after a free inspection. The first five sheets of decking are included, then $75 a sheet. Nothing is paid upfront: 50% when the crew arrives, 50% on completion.
West U is its own city, and its code says a structure may not be altered or repaired without a permit. It builds to the 2021 International Codes, and a City of Houston permit does not apply. We check the scope with the West U permits office and pull the permit for a replacement, so the inspection is handled for you.
Yes. We inspect free, photograph every slope, write an itemized scope and meet your adjuster on the roof. We do not file, negotiate or settle the claim — in Texas that is licensed public-adjuster work. On an approved claim we install GAF Timberline UHDZ, a Class 4 shingle, with GAF’s Golden Pledge warranty: 30 years, non-prorated, at no upgrade cost.
It depends where the water came from. Water that rose from the street or yard is flood insurance; water through a storm-damaged roof is the homeowner policy. Harvey flooded 116 West U homes, and some had both. We photograph the roof so each carrier gets the same evidence.
We plan the dumpster, the tear-off and the material drop before the crew arrives, cover the side yards and landscaping, and finish with a magnet sweep of both properties. On 50-foot lots the house next door is part of the job, and we treat it that way.

Every slope photographed, thermal imaging where there is a leak, no hammer on the roof. Including when the finding is that your roof is fine.
