How it works

Five Steps From Inspection to Finished Roof

Most of a replacement happens in one day. What decides whether it lasts twenty years is what happens before the first shingle goes on.

  1. Free inspection

    We walk the roof, get into the attic where there is access, and photograph everything. You see the pictures on screen, and you keep the photographs whether or not you hire us — that is what a free roof inspection should be.

  2. Written estimate and material choice

    One price, in writing, with the system specified. We go through shingle options, impact-resistant grades and what each actually changes — including when the cheaper choice is the sensible one. You can see the four packages compared side by side before we ever meet.

  3. Tear-off, down to the decking

    Everything comes off. We never lay new shingles over old — it hides problems, adds weight, and shortens the life of what goes on top.

  4. Decking checked, and shown to you

    Rotten or delaminated sheets get replaced. You see the photograph before we change anything, so it never appears as a surprise on the invoice.

    First five sheets free. After that, $75 a sheet — the same number we quote before we start.

  5. The system goes on, then we clean up

    Leak barrier, deck protection, starter strip, drip edge, shingles, ridge cap and ventilation. Final inspection, magnet sweep for nails, and your warranty paperwork.

Are they manufacturer certified?

We are GAF Master Elite — roughly 2% of US roofing contractors. It requires licensing, insurance and a documented track record, and GAF reviews it on an ongoing basis. See what Master Elite requires.

Only certified contractors can register GAF’s strongest warranties. An uncertified installer cannot give you one, whatever they promise.

What does the warranty actually commit to?

Ours attaches timescales. If a roof we replaced leaks within 5 years, we are on it within 24 hours and cover interior ceiling damage within 48 hours.

Our workmanship coverage is insured through GAF, so it survives even if we do not. Ask any contractor what happens to their warranty if the company closes.

What do they charge per sheet of decking?

Rotten decking turns up on a lot of replacements once the old roof is off, and it is the most common place a quote grows after you have signed. The first five sheets are free, and beyond that $75 a sheet — photographed and shown to you before we replace anything.

Ask every contractor this before you sign. Per-sheet decking prices vary a great deal between companies, and it is the one line item most homeowners never think to check — because nobody knows how many sheets are needed until the roof is open.

Is the price a range or a number?

A typical Houston replacement runs $8,000 to $20,000. We put one number in writing after inspecting, and it does not move unless we find decking we could not see. What drives the number.

What you are actually buying

A Roof Is Eight Components. Most Quotes Compare One.

Homeowners get three quotes and compare shingle brands. But shingles are rarely what fails first — leaks start at flashing, valleys, penetrations and ventilation. Here is everything that goes on your roof, and what each part does.

  1. Nailable surface

    The decking. If it has softened from an old leak it will not hold a nail, and nothing above it will last. First five sheets free, then $75 a sheet during a replacement, shown to you first.

  2. Leak barrier

    Self-adhering membrane in valleys and around penetrations — the places water actually gets in. This is the layer that matters most and the one most often skipped on a cheap quote.

  3. Deck protection

    Synthetic underlayment across the whole deck. It keeps water out during installation and gives a second line of defense afterwards.

  4. Starter strips & drip edge

    The first course and the metal edging. Gulf Coast wind lifts shingles from the edge inward, so this is where wind damage begins — or does not.

  5. Architectural shingles

    GAF Lifetime architectural shingles — the part everyone compares. Every package we install is impact-rated, which matters if you are in a hail corridor; compare the three side by side.

  6. Attic ventilation

    Trapped heat cooks a roof from underneath and can halve its life. Houston attics reach far higher temperatures than the shingles were rated against.

  7. Ridge cap covering

    Purpose-made ridge cap, not cut-up field shingles. The ridge takes the most wind exposure on the roof.

  8. Warranty registration

    Registered with GAF after installation. An unregistered warranty is not a warranty — and this step is invisible, so it is easy for a contractor to skip.

Manufacturer instructions are a minimum, not a target. On every roof we hand-seal the perimeter, the valleys and every penetration with roof cement — the three places Gulf Coast wind gets under a roof and starts lifting.

It adds time and it adds material cost. It is also the difference between a roof that survives a hurricane season and one that starts peeling at the edge.

How much does a new roof cost in Houston?

A typical Houston home runs $8,000 to $20,000. By material, asphalt shingle is roughly $350–$650 per square and metal $700–$1,200 per square. A square is 100 square feet.

What moves it most:

  • Size and pitch — steeper roofs need more labor and safety equipment
  • Layers coming off — two layers is twice the tear-off and disposal
  • Decking — the first five sheets are free, then $75 each, shown to you first
  • Material — architectural, impact-resistant or metal

How long does a roof replacement take?

Most roofs are finished in a single day. Tear-off in the morning, decking checked, new system on by evening.

Larger or steeper roofs take two days, as do jobs where we find rotten decking once the old roof is off. You do not need to be home, though most people like to be there at the start and the end.

Will my insurance pay for a new roof?

If the damage came from a covered peril — hail, wind, a fallen tree — usually yes. Wear and tear and age are not covered, and that distinction is where most Texas claims are won or lost.

Hail bruising often does not leak for months, so damage from a spring storm may not surface until autumn. We document slope by slope and meet your adjuster on the roof so what gets approved matches what is actually damaged.

We will also tell you honestly if we do not think you have a claim. Filing one you will lose can count against you.

Should I repair or replace my roof?

Repair makes sense when damage is confined to one area and the roof has years left. Replace when shingles are near the end of their life, damage spans several slopes, or decking has softened.

The honest test: if a repair costs a meaningful fraction of a replacement on a roof already fifteen-plus years old, you are paying twice. We decline repairs we cannot guarantee rather than take the money.

What warranty comes with a new roof?

A 5-year leak warranty on the installation. If a roof we replaced leaks, we are on it within 24 hours and cover interior ceiling damage within 48 hours.

The entry package includes the GAF Silver Pledge. The premium package adds a 10-year JC&C workmanship warranty with the GAF Golden Pledge — GAF’s strongest, which only Master Elite contractors can offer. Our workmanship coverage is insured through GAF, so it survives even if we do not.

Note that GAF’s lifetime limited coverage applies to the shingles themselves. It is not a lifetime workmanship warranty, and any contractor implying otherwise is overselling it. Roof repairs carry a separate 24-month warranty.

Can I put a new roof over the old one?

Some contractors will. We will not. Laying over hides whatever is underneath, adds weight the structure was not designed for, traps heat that shortens shingle life, and makes the next replacement more expensive because there are now two layers to remove.

It also means nobody inspected the decking — which is where a roof actually fails.

Do you offer roof replacement financing?

Yes, through the Wells Fargo Home Projects credit card, issued by Wells Fargo Bank, N.A. Promotional 0% APR is available to qualified applicants, and 100% financing means a replacement can start without money up front. Subject to credit approval; terms are set by the lender and can change.
