Two things drive every number above: the material you pick and the size and shape of your roof. A "square" is the unit roofers actually quote in, and it equals 100 square feet of roof surface. An average Houston home has 18 to 30 squares.

Cost by Roof Size: Why Roofers Price by the Square

When a Houston contractor quotes you, they will not talk in square feet. They quote by the square — 100 square feet of roof. The bigger your roof, the higher the material and labor total, though the per-square price usually drops a little at larger sizes.

A WPI-8 Certificate of Compliance is required only inside the Texas Department of Insurance's designated catastrophe area. That area is the 14 first-tier coastal counties, plus only the part of Harris County east of Highway 146 — Pasadena, Morgan's Point, Shoreacres, Seabrook and La Porte.

How to Lower Your Roof Replacement Cost Without Cutting Corners

You can trim the bill without buying a roof that fails early. Four things that genuinely work:

  1. Schedule in the off season. Late fall and winter are slower for Houston roofers, which can mean better scheduling and sharper pricing than peak storm season. Most contractors will not tell you this.
  2. Use financing rather than draining savings. Spreading the cost keeps your budget intact and lets you choose the right material rather than the cheapest one. Bank lenders, rates published.
  3. Get more than one quote — and compare per square, not totals. Two quotes with the same total can be very different roofs. The rate per square, the shingle line by name and the decking allowance are what make them comparable.

If a quote is one line and a number, you cannot compare it to anything — which is often the point. Here is what should be on it.

  • The shingle by brand and product line, not "architectural shingles"
  • Underlayment and leak barrier named, and where each is being installed
  • Ventilation itemized — what is being added, not just replaced like for like
  • A decking allowance with a stated per-sheet or per-area price
  • The warranty tier by name, and who backs it — the manufacturer or the contractor
  • Flashing, drip edge, valleys and penetrations listed rather than assumed
  • Tear-off and disposal, and how many existing layers are being removed
  • Payment terms in writing, including what is due before work starts
