How Much Is a Roof Payment a Month?

Financing details reviewed by Jennifer Hernandez, CEO of JC&C Roofing Company, who sets up financing with our customers every week.

Most Houston homeowners ask the same question before they ask anything else about a new roof: what will the monthly payment be? The honest answer depends on two numbers, what the roof costs and which plan you choose. This guide shows you both, with a calculator you can use right now.

A roof replacement with new gutters in Cypress. Both can be financed on the same plan.

A typical roof replacement in Greater Houston costs $8,000 to $20,000 (our 2026 Houston roof cost guide breaks that down). Spread over a fixed-rate plan, that is roughly $86 to $370 a month, depending on the term. Below you will see exactly where your roof falls, what each plan costs in total, and how a down payment changes the numbers. Financing is not only for new roofs: a roof repair, new gutters or siding can be financed the same way.

As low as$99a month

Roof payments as low as $99 a month

With approved credit, a roof project of about $9,250 can be paid at $99 a month on our 15-year fixed plan, with no money down. Larger roofs cost more each month, and the calculator below shows yours.

$99 a month is based on a $9,250 amount financed at 9.99% APR for 180 months, through Service Finance Company, LLC, with approved credit. Total of payments $17,820. No down payment required. Rates, terms and approval are set by the lender and can change.

Calculate your roof payment in two steps

A monthly payment is only as accurate as the price behind it, so the order matters.

  1. First, know what your roof will costUse your written estimate if you have one. If not, our instant roof estimator measures your roof from satellite imagery in about a minute, or you can book a free inspection for a firm written price. Comparing shingles? Our roof replacement packages show the price per square for each one.
  2. Then type that price into the calculatorEnter the amount, add a down payment if you want one, and compare every plan side by side. Pick the payment that fits your budget, and look at the total too.

Illustration only, and not an offer of credit. Figures use each plan’s published payment factor on the amount financed, rounded to the dollar. Plans are available with approved credit; your actual rate, term and payment are set by the lender, not by us. On the 18-month plan, paying only the lender’s minimum will leave a balance at month 18 and trigger interest at 28.99% from the beginning of the loan.

Do you need a down payment for a new roof?

No. With approved credit, a down payment is not required. Many of our customers finance 100% of the roof and make no payment up front.

A down payment is still worth thinking about if you have the money set aside. Every dollar you put down is a dollar you do not pay interest on, so it lowers your monthly payment and the total you pay. Here is what $2,000 down does to a $12,000 roof:

$12,000 roof, with and without $2,000 down
PlanNo money down$2,000 down
9.99% APR · 180 months$128 a month$107 a month
9.99% APR · 120 months$158 a month$132 a month
8.99% APR · 70 months$222 a month$185 a month

If you would rather keep your savings for an emergency, especially in hurricane season, financing the whole roof is a reasonable choice. Try both in the calculator above and see which payment fits your budget.

Discounts lower the price before you finance anything. AARP members, veterans, first responders, teachers and nurses get $250 off a new roof, and up to $500 when two apply. See every offer on our roofing discounts page.

Which lender we start with, and why

We work with three lenders. When we are not sure which one will approve you, we follow the same order every time, because it protects your credit score.

  • We start here

    Slice by FNBO

Slice is the home improvement lending program of First National Bank of Omaha. Its prequalification uses a soft credit pull, so checking does not affect your credit score. If you are not sure you will qualify, this is where we check first. In our experience, a customer who prequalifies with Slice usually qualifies with our other lenders too. FNBO publishes APRs from 8.49% (with AutoPay) to 18.99%, depending on credit, and there is no penalty for paying the loan off early.

  • Wells Fargo

Wells Fargo Home Projects credit card

Our 18 months same as cash plan and the 8.99% APR plan over 70 months. Applying is quick, and most people get a decision in minutes.

  • Service Finance

Service Finance Company, a Truist company

Our 9.99% APR plans over 120 and 180 months, including the $99-a-month payment, and the plan with 6 months of no payment and no interest. That deferral suits a homeowner waiting on an insurance claim to settle, and your deductible can be financed too.

JC&C Roofing Company is a roofing contractor, not a lender. Each lender makes its own credit decision and sets the rate and term you are offered. Prequalifying does not guarantee approval. For every rate and term in one place, see our roof financing page.

Roof payment questions

How much is a roof payment per month?

For a typical Houston roof replacement of $8,000 to $20,000, monthly payments run from about $86 on a 15-year plan to about $370 on a 70-month plan, with approved credit. The exact figure depends on your roof price, your down payment, and the plan you choose. Use the calculator on this page with your own price.

Can I really pay $99 a month for a new roof?

Yes, with approved credit, on a roof project of about $9,250. That is $99 a month for 180 months at 9.99% APR through Service Finance, with no money down. The total of payments is $17,820. A larger roof costs more each month.

Do I need a down payment to finance a roof?

No. With approved credit, a down payment is not required, and many customers finance the whole roof. A down payment is optional, and it lowers your monthly payment and the total interest you pay.

Will checking if I qualify hurt my credit score?

Not with our first step. We usually start with Slice by FNBO, whose prequalification uses a soft credit pull that does not affect your credit score. A full application with any lender may involve a hard credit check, and we will tell you before that happens.

Should I pick the lowest monthly payment?

Only if the monthly budget requires it. The longest plan has the smallest payment but the largest total. If you can afford a higher payment, the 8.99% plan over 70 months costs the least overall, and the 18 months same as cash plan costs nothing extra if you clear it in time.

Know your price, then your payment

A free inspection gives you a firm written price, and we will run every plan on your number with you, including what each one costs in total.
