Most roof failures start as something that cost almost nothing to fix — a cracked pipe boot, an unsealed vent, three shingles that came off in a storm, nobody went up to check. A roof tune-up is crucial for the proper functioning of your roof.

A tune-up deals with those while they are still small, and gives you photographs of everything we find. It is preventive maintenance, not a repair service — and the difference matters, so it is spelled out below.

The service

What $199.99 Covers

Roughly two hours on an average roof. Everything found is photographed, whether or not it is something we can fix on the day.

Included

  • Up to 3 missing or damaged shingles replaced Colour matched as closely as stock allows. Beyond three, quoted before we do it.
  • Vents, flashings and penetrations resealed Caulking and roof cement where the old seal has gone. This is where most leaks start, and it is the core of the service.
  • Pipe boots checked and sealed The rubber collar around vent pipes cracks in Texas UV. The single most common failure we find.
  • Full photographed inspection Every slope, plus the attic where there is access. You keep the photographs.
  • Debris cleared from the roof surface Leaves, branches and litter off the field and out of the valleys.
  • Gutter condition reported Not cleaned — that is the gutter tune-up — but inspected and reported on.

Not included

  • Active leaks A tune-up is preventive. Water coming in now is emergency repair.
  • Rotten or corroded flashing Resealing a failed flashing does not fix it. We will photograph it and quote it.
  • Extensive shingle damage More than three, or damage across several slopes, is a repair rather than a tune-up.
  • Structural damage or rotten decking Reported, photographed and quoted separately.
  • Animal damage or infestation Usually needs a specialist before any roofing work makes sense.
  • Brittle or severely aged roofs See below — sometimes we will decline the job.

When we will not do it

On a roof that has gone brittle with age, walking it to perform a tune-up can cause more damage than the tune-up prevents. Old shingles crack under foot, and sealing a surface that is already failing achieves nothing.

Where that is the case we say so and do not charge you. You get the inspection and the photographs, and an honest conversation about whether the roof needs replacing rather than maintaining.

$199.99 is a starting price. It applies to one and two-storey homes up to 3,000 sq ft on a standard pitch. Larger homes and steep pitches are quoted separately, and three-storey properties are not eligible for the promotional rate. Walkable roofs only — unsafe conditions may need additional safety measures.

Anything outside that is priced before we start, never after.

The photographs are worth as much as the work — they give you a dated record of the roof's condition, which matters for a warranty claim or an insurance one.

A documented roof condition before listing, so the roof is not the thing that derails a sale at inspection.

A tune-up with photographs before listing is a stronger position than an unknown roof and a nervous buyer.

Property management

Scheduled maintenance across a portfolio, with a paper trail for each property and each visit.

Managing several properties? Ask about scheduling them together — it is usually cheaper and it keeps the records consistent.

Our reporting policy

What we write down is what we found

Occasionally we are asked to describe a roof more favourably than it is — before a sale, or to support a claim. Sometimes it is put as a hint rather than a request.

Our reports reflect the actual condition of the roof, without alteration or omission. If there is pressure to report something other than what is there, we decline the work. That applies to everyone, and it is not negotiable.

We also hold to the same standard in the other direction: we do not invent damage to justify a bigger job. A roof in good condition gets reported as a roof in good condition, even when that means no further work for us.

Common questions

Roof Tune-Up Questions

Will a tune-up fix my leak?

No, and that is the most important thing on this page. A tune-up is preventive — it seals what has not failed yet. An active leak needs finding and repairing, which is different work.

If you have water coming in, book emergency repair. If you have a stain but no active drip, a repair from $195 is the right service.

How often should I have one?

Once a year is the working minimum in Houston, and after any storm that brought hail or wind above about 50 mph.

Under pine canopy — The Woodlands, Spring, Kingwood, Tomball, Magnolia — twice a year is better, because needles fall year-round. More on maintenance timing.

What if you find something serious?

We photograph it, show you, and quote it before doing anything. Up to three shingles and the sealing work are already in the $199.99 — beyond that you decide.

If the honest answer is that the roof needs replacing rather than maintaining, we say so, and we do not charge for the visit that told us.

Do I need to be home?

Not for the roof, though attic access helps where there is a hatch. Most people like to be there at the end to go through the photographs, but we send everything either way.

Is it worth it on a newer roof?

On a three-year-old roof with good ventilation, an annual look is plenty and a tune-up may be more than you need. On a roof past ten, it is the difference between a repair and a replacement.

Say how old the roof is when you call and we will tell you honestly whether it is worth booking.

Does it help with my manufacturer warranty?

It can. Most manufacturer warranties, GAF included, require the roof to be maintained — and a claim can be reduced or refused where neglect contributed to the failure.

Photographed inspections give you the documented record a manufacturer or insurer asks for.
