Skylight Repair and Replacement in Greater Houston

Most skylights that leak have good glass. The water usually gets in at the flashing around the curb, where the skylight meets the shingles. We find the actual entry point, fix that, and show you photographs of before and after.

Skylight reflashing from $495, a standard curb-mounted acrylic skylight replaced for $1,100, and a free inspection that tells you whether you need either one. Every repair carries a 24-month warranty.

Dripping on a cool, dry morning? That is often condensation, not a roof leak. We check for it first, because a new skylight will not fix it.

Published, not quoted on request

Skylight Services, With the Prices

Repair, replacement and insurance work each have their own price and their own process. Prices include labor and materials on a walkable single-story roof.

Skylight Repair

from $495

Most skylight leaks are flashing, not glass. We remove the shingles around the curb, replace the step flashing and head and sill flashing, add leak barrier and reshingle. Rotten decking around the curb is $150 per area.

Roof repair in Houston →

Skylight Replacement

$1,100

A standard-size curb-mounted acrylic skylight, replaced with new flashing. Larger units, VELUX glass skylights and new openings are quoted after we measure. If you would rather not have the skylight at all, we can close the opening and shingle over it.

Self-flashing, curb or VELUX →

Skylight Insurance Claims

We document, you file

Hail cracks acrylic domes and dents the metal frame. If the storm damaged the roof too, the skylight belongs on the same claim. We photograph it, write an itemized scope and meet your adjuster on the roof.

How Texas claims work →

Skylights during a new roof

Included in the quote

Old skylight flashing should not be reused under new shingles. On a replacement we install new flashing at every skylight, or replace an aging dome at the same time while the roof is open.

Four packages, priced →

Leak detection

Free with inspection

A stain on the ceiling is rarely right below the leak. We trace the water with moisture readings and thermal imaging before anything is opened up.

How we find leaks →

Emergency tarp

2–4 hours

A limb through a skylight or a dome blown out in a storm: we cover the opening the same day, 365 days a year, and repair it once the roof is dry.

Emergency response →

Starting points, not quotes. Pitch, height, skylight size and what is under the shingles move the number. We inspect free, show you photographs, and put the real figure in writing first. Nothing upfront.

Know what is on your roof

Self-Flashing vs. Curb-Mounted Skylights

Most skylights in Houston are one of two kinds, and they leak for different reasons. The difference is how the skylight meets the roof, and it decides whether we repair it, re-flash it or replace it.

Type 1

Self-flashing skylight

Cross-section of a self-flashing skylight An acrylic dome on a short frame with a flat built-in flange that lies on the roof deck. The flange is sealed with roofing cement and the shingles lap over it. There is no curb. Acrylic dome Roofing cement seal dries and cracks first Flat built-in flange no curb, sits on the deck Shingles lap over flange
Sits almost flat on the roof. The seal is roofing cement and the shingles over it, so the water barrier is only as good as that cement. As it dries out in Houston heat, water gets under the flange. Common on older homes and on low-cost acrylic domes.

Type 2

Curb-mounted skylight

Cross-section of a curb-mounted skylight A wood curb four to six inches tall is built on the roof deck around the opening. Step flashing runs up the sides of the curb under the shingles, and the skylight sits on top of the curb with a cap that covers the flashing. Glass or acrylic Cap covers the flashing Wood curb 4–6 in. tall Step flashing up the curb water has to climb to get in Roof deck opening framed below
Raised above the roof on a wood curb. Metal flashing runs up the curb under the shingles, and the skylight caps over it, so water has to climb several inches to get in. It also works on low-slope roofs, and a worn unit can often be replaced on the same curb.

We install VELUX skylights

VELUX, with the No Leak Promise

We install VELUX deck-mounted and curb-mounted skylights. When a VELUX skylight is installed with VELUX flashing, it has three layers of water protection — a seal or gasket against the deck or curb, adhesive underlayment, and engineered flashing — and VELUX covers the installation as well as the product.

  • 10 yearsInstallation
  • 10 yearsProduct
  • 20 yearsGlass
  • 5 yearsBlinds and controls

VELUX No Leak Promise terms; VELUX flashing is required to qualify. See veluxusa.com for full warranty details.

  • Fixed skylightsDaylight only, for vaulted ceilings and rooms that do not need air.
  • Manual venting skylightsOpen with a handle where the skylight is within reach, such as an attic room.
  • Solar-powered and electric “Fresh Air” skylightsOpen with a remote, and a rain sensor closes them automatically. Solar units need no new wiring.
  • Glass and blindsLaminated glass is the VELUX recommendation for skylights out of reach; impact-resistant glass is available on curb-mounted models. Light-filtering and blackout blinds fit the frame.
  • Replacing an old domeIf the curb is sound, a new unit or a replacement dome can usually be sized to it, so the ceiling and framing inside stay as they are.

Where the water actually comes from

Three Reasons a Skylight Leaks

Each one has a different fix, so we work out which it is before we quote anything.

01

Flashing around the curb

The most common cause. Step flashing, head flashing and sealant fail before the skylight does, and wind-driven rain finds the gap. Caulking over it buys a few months. The fix is new flashing under the shingles.

02

A cracked or aged dome

Houston sun turns acrylic yellow and brittle, and hail cracks it. Once the dome is cracked or the seal between panes has failed, repair stops making sense, and replacement with new flashing is the lasting answer.

03

Condensation, not a leak

Warm, humid air from a bathroom or kitchen meets the cooler glass and drips. If it drips on dry mornings, the roof is probably fine. A bath fan or better attic ventilation solves it, and we will tell you so rather than sell you a skylight.

Roof leak damage traced by JC&C Roofing Company before a repair
Find it first. A ceiling stain can be several feet from where the water enters. We trace it from the attic and the roof before anything is opened.
Clean roof decking installed by JC&C Roofing Company before new underlayment
Fix what is underneath. Years of slow leaking soften the decking around a skylight curb. We replace it, then flash and reshingle on solid wood.

Usually a repair

  • Water stains on the light well after rain
  • Leak only during wind-driven rain
  • Lifted or missing shingles around the curb
  • Rusted or loose flashing, dried-out sealant
  • Dome and frame still clear and solid

Reflashing from $495, with a 24-month warranty.

Usually a replacement

  • Cracked, crazed or yellowed acrylic dome
  • Fog or moisture between the panes
  • Frame or curb rotted or soft
  • Skylight older than the roof around it
  • You are replacing the roof anyway

Standard curb-mounted acrylic skylight $1,100, new flashing included.

JC&C came out to inspect my roof and I can't recommend them highly enough. They found a puncture in the roof that was leaking down into my kitchen ceiling — a thorough, honest inspection with zero upsell and zero pressure. They told me exactly what was wrong and what wasn't, and they were very responsive from the first call through the finished inspection. This is how every contractor should operate. Five stars, well earned.

JC&C replaced the complicated roof on our home in West University this spring. Then in our last storm, we sprung a devastating leak in the roof of our rental home nearby. This older home was slotted to be torn down in 5-6 months at the conclusion of the current lease. So a new roof for less than 6 months was not an option. Christian and crew put their heads together and came up with a great solution that made economical sense and got us through a very difficult situation. Hearts of Gold! If you are interested in a longstanding relationship, this is your company!!!

Excellent service. We are very happy with their work and customer service. They explained the entire roof replacement process to us. On the day they said they would do the work, they were on time and finished it. The next day, Christian came and checked that everything had been done correctly. We highly recommend them. They are a serious and responsible company.

Went on Angi's List to find a roofers to fix leaks coming into home. Had several come out but JC&C put a temporary fix on during a rainy spell. They were our third, but we went wirh them immediately. Then on top of that, they provided 3 estimates. Damage now up to improvements that would be needed down the road. Finally had it done in under a day. Don't go anywhere else!

I had a great experience with the JC&C team. Like many homeowners, I got several quotes after discovering a roof leak that needed immediate attention. The first company I met with told me I needed a full roof replacement and quoted me around $20,000. When I met with the team at JC&C, I explained that I had just purchased my first home and wasn't prepared for such a major expense right after my down payment. I even shared what the other company had quoted me (which, in hindsight, probably wasn't the best idea!). Instead of taking advantage of the situation, they gave me an honest assessment and recommended only the repairs that were actually needed. Their quote came in at just a few thousand dollars, and that level of honesty and integrity spoke volumes. The entire process was seamless, the work was completed professionally, and I haven't had a single issue with the leak since. I'm incredibly grateful I found JC&C and wouldn't hesitate to recommend them to anyone—especially first-time homeowners who are still learning the ins and outs of homeownership. It's refreshing to work with a company you can truly trust. Thank you, JC&C team!

Had a new roof and gutters installed in 2021. Excellent service. Have referred two neighbors. Recently, we had hail in May 2026. JC&C Roofing called to do an inspection of the 2021 roof. They found minor damage to a few shingles and he noticed gutter's needed to be blown. His office will be scheduling the work this week. We are pleased and HAPPY. JC&C is a class A company!

Repair an Asphalt Shingle Roof JC&C was great with communication, especially in terms of the estimate, what exactly would be done and when, and with payment. All of the work was done within a single day. They took pains to lay down tarps and plywood to protect the landscape and the windows. They also provided access to a customer portal with photos of the repair and installation of the new roof step by stop. It was a great, quick, and efficient experience.

I initially came across JC&C via a KPRC news story where they assisted a customer with a roof replacement issue. The way they took care of the customer and the great work they did made me take note. Some time after that I ended up using them for several minor roof repairs of my own. They showed up on time for both estimate (price was fair) and repairs. They worked quickly and cleaned up was spotless. I would definitely consider JC&C as my first choice when ready to replace my roof.

JC&C performed an excellent job in replacing my roof. The crew arrived on time as scheduled, replaced the bad wood and did an extraordinary job installing my new shingles. The employees were very professional, did an excellent job and thoroughly cleaned up everything when the job was completed. Christian was very responsive in giving me estimates also explaining everything and I felt very comfortable in using JC&C services and I'm glad I did. I also like the quick responses and support I received from Yolanda also I like the videos on their website which explains a lot for any of your roofing needs. I want to share my experience with JC&C roofing. As you know, after the last hurricane Beryl, with all the damage to the roofs, it has been almost impossible to find anybody to come and fix things. I called the people who roofed my house and they said that they could not come and would not know when they would. Walking down my neighborhood on Thursday, I saw a truck of JC&C working on a roof. I came to talk to them and told them that I had a relatively small job in my house (the cap of an exhaust pipe had been blown up during the hurricane). He said that is was dangerous to fix it then because it was raining, but that they would come as soon as possible. Well, that meant two days later and now my roof is fixed! Thank you Mr. Paniagua!

On a visit to my elderly parents who live in Sugarland, I live in Austin, I found that a filled rain gutter had been flowing in the wrong direction and caused the end piece of the roof eave and soffit to rot. Being remote, I had to get onto Yelp and try to find a company that could rebuild the soffit, fix bad flashing, and put in a new gutter. This led me to JC&C and they did a fantastic job. From the moment I called them to see if they could handle this type of job, they were in constant contact through: email, text and direct phone calls. They gave me estimated times for the inspection-bid as well as the service and they showed up on time. In addition, they have online pictures (where I got these that I'm posting) of the inspection, during the construction, and the completed project. These pictures assured me of the quality of their work, from my remote home. And although they don't do gutters, part of their bid included gutter replacement which they subcontracted out and I didn't have to go searching for a gutter company. Very pleased with JC&C.

Install or Replace an Asphalt Shingle Roof After a little bumpy start when the first group of roofers looked at the job and decided the roof pitch was too steep and drove off. That delayed the start by a couple of days but once the next group of 9 roofers started they were awesome. They worked for 2 & 1/2 days over 10 hours a day and along with the companyâ s owner direct involvement the job was extremely well done, right down to the clean-up. I have already recommended JC&C to several of my neighbors and will to anyone else requiring roofing services.

The appointments are easy to make and always kept. We had our roof entirely re-done by them. They came on time, and completed the roof on time. Maintenance is absolutely the best. We had a minor leakage after a storm and the repair technician came the next day and fixed it right away. He inspected the entire roof to make sure that everything was in order. Let me tell you all of the reasons that JC&C Roofing is the way to go for the most important investment you will put on your house. 1 - Product Knowledge. Christian, the owner, came out to provide a quote. He took some measurements and then scheduled a time to come back and deliver his proposal. This allowed him time to compile all of the data and figures to ensure that the quote given is the final price without any hidden expenses. They have several products the offer and will provide detailed quotes and a plethora of information about everything they sell. 2 - Production. Once we decided on the product package we wanted, which was the Diamond Package (thank God for financing). Christian had a crew swarm on our house the very next day. The worked so hard and got 99% of the job done on the first day. The next morning they were back out to finish the last minute touches. The owner was onsite for most of the project, checking in that I was happy with the work and always asking if I had any questions or concerns. 3 - Service. I can't rave enough about Christian. So rare is it to find someone that is polite, kind, funny, honest, and just an overall good person. Christian is good people. Plain and simple. I honestly feel like he treated us like he would want to be treated and I have a great amount of respect for his customer service, dedication to his craft, and earning the respect of those around him. I am confident that if I should have any issues in the near future with this new amazing looking roof, that he would be back out in a hot second to take care of me. Great Product. Great Company. Great Owner. Great Team. Great Job!! A++

We decided to go with JC&C Roofing which was the best decision we could have made. While sometimes it took a little longer to hear back from Christian, the workers were on time. Fixed all the issues and gave us a brand new roof that is so gorgeous I believe my neighbors are jealous. Christian also added attic vents and took down old satalite dishes at no charge. The kicker was he also had someone come by and pressure wash the house and drive way with no extra charge. Christian stated any problems just to contact him. Add to it he also dealt with our insurance company so we did not have to. I could not ask for a better individual or company to have work on my home!

I discovered several shingles in my backyard after some recent heavy storms in our area and I was concerned for the integrity of our roof. I scheduled an appointment for a roof inspection through JC&C's website and received two emails confirming the appointment. Abraham Barrera performed the inspection, was prompt, courteous, and thorough. He called 45 minutes before arrival, took a number of photos of our roof so we would have proof of any issues, and also inspected an exhaust pipe for our water heater that we had some concerns about. It turned out that the shingles I found in our yard were actually from the neighbor's roof and our roof was fine. Abraham sent us the photos he took even though no work needed to be done and the INSPECTION WAS FREE. I told him I would let our neighbors know about their roof and Abraham gave us a business card to pass along. I don't know how expensive (or not) their repair costs are, but I would definitely hire them to work on our roof in the future.

Great customer service. They walked me through everything every step of the way. From working with my Insurance Agent, to providing samples and information so me and my wife could get what we liked to being able to do the job within days of when we were ready, they were definitely on top of everything. We had a beautiful Hand Nailed roof installed the same day and we are very happy. Pricing was great, sales rep was very knowledgeable, customer service was there all of the way. I gladly recommend JC & C Roofing for your Roofing and General Contractor needs, they will get it done right for you.

JC&C Roofing was by far the most professional roofing company we had come give us an estimate. Michael took time and walked on roof, took pictures of damage. They were loaded with work and the wait time was 3-4 weeks and the price may have been reflective of their work load. Very professional and I believe they would have done great work if we would have awarded them.

We had a major hail storm come through our area and the damage was so extensive that our roof needed to be replaced completely and the house needed a lot of cosmetic repair. When you have major work like this that needs to be done, it's never fun to hassle with insurance claims etc. and the business responsible for fixing the damage. My experience with Christian and the men who worked on my house was exceptional. I can truly say that the process was so much smoother on their end than I could have possibly anticipated. I was very impressed with the communication and responsiveness of Christian. He stopped by numerous times to check on the progress and to update me. All the men who worked on my house were very professional and courteous. I will absolutely use this company again for any needs concerning the upkeep of my home. I feel that I've found a business that I can trust and I know will do an amazing job. The house looks new.

Common questions

Skylight Repair Questions, Answered

How much does skylight repair cost?

Reflashing a skylight starts at $495: new step, head and sill flashing, leak barrier and shingles around the curb. If the decking around the curb has rotted, that is $150 per area. Prices assume a walkable single-story roof; steeper or taller roofs cost more, and you get the exact figure in writing before work starts.

How much does it cost to replace a skylight?

A standard-size curb-mounted acrylic skylight is $1,100 replaced, with new flashing. Larger units, glass skylights and new openings are quoted after we measure. If you are replacing the roof, it is cheaper to replace an aging skylight at the same time, while the shingles around it are already off.

What is the difference between a self-flashing and a curb-mounted skylight?

A self-flashing skylight has a flat flange built into the frame. It sits on the roof deck, the flange is sealed with roofing cement and the shingles lap over it, so it leaks once that cement dries out. A curb-mounted skylight sits on a wood curb 4 to 6 inches tall, with metal step flashing running up the curb under the shingles, so water has to climb to get in. Curb-mounted units also work on low-slope roofs and can usually be replaced on the same curb.

Do you install VELUX skylights?

Yes. We install VELUX deck-mounted and curb-mounted skylights: fixed, manual venting, and solar-powered or electric “Fresh Air” models. Installed with VELUX flashing, they carry the VELUX No Leak Promise: 10 years on installation, 10 years on the product, 20 years on the glass and 5 years on blinds and controls. VELUX skylights are quoted by model and size after we measure.

Should I repair or replace my skylight?

If the dome is clear and solid and the leak is at the edges, repair the flashing. If the acrylic is cracked, crazed or yellowed, there is fog between the panes, or the frame is soft, replace it. We photograph the skylight and show you which one it is before you decide.

Will insurance pay for a skylight damaged by hail?

Often, when the hail that cracked the skylight also damaged the roof. The skylight should be on the same claim. We photograph the dome, the frame and the roof, write an itemized scope and meet your adjuster on the roof. We do not file, negotiate or settle the claim — in Texas that is licensed public-adjuster work.

Why does my skylight drip when it has not rained?

That is usually condensation. Humid indoor air hits the cooler glass, especially on winter mornings and above bathrooms. A bath fan, a dehumidifier or better attic ventilation is the fix. A roof repair will not help, and we will tell you that at the inspection.

Can you remove a skylight and roof over it?

Yes. We remove the skylight, frame the opening, deck it, and shingle it to match. The ceiling patch inside the house is a separate drywall job, and we will tell you upfront what is and is not included.

Is skylight repair covered by a warranty?

Yes. Every repair carries a 24-month warranty. If the problem returns, so will we.

How fast can you come if a skylight breaks in a storm?

2 to 4 hours, 365 days a year, with no out-of-hours surcharge. The Tomball office answers 24 hours at (713) 766-3464. We cover the opening first and make the permanent repair once the roof is dry.

Book a free skylight and roof inspection

We trace the leak, photograph the skylight and the flashing, and tell you whether it is a repair, a replacement or condensation. Including when the finding is that nothing needs doing.
