The lines are straight
Look along the courses. Straight lines mean the crew chalked the roof properly before laying a single shingle. Wavy courses are the first sign of a rushed job, and they never straighten out.

The edges are finished
Starter strip at the eaves and the rakes, drip edge underneath, and the shingle overhang is even the whole way round. This is the part wind attacks first.

The penetrations are clean
New pipe jacks, painted to match. No roof cement smeared anywhere — if you can see a black smear on a new roof, something was flashed wrong and covered up.
When any roofer shows you a photograph, look at the edges and the penetrations rather than the colour. The middle of a roof is easy. The edges, the valleys and the places pipes come through are where roofs are won or lost — and where a photograph tells you the truth.

What “Class 3” means
UL 2218 is the impact-resistance standard, tested by dropping a steel ball onto the shingle. Class 3 survives a 1¾″ ball. Class 4 — the top rating — survives 2″.
This offer is Class 3, and we would rather say so than let you assume otherwise. If you are in the hail corridor — Cypress, Tomball, Conroe, Klein, Spring — a Class 4 roof is worth asking about, and the Texas Department of Insurance states Class 4 earns the highest premium credit of the four classes, set by each insurer. One thing we will be straight about
The ridge cap on this offer is cut 3-tab shingle — field shingles cut down and used as cap, rated 25 years. It is what keeps the price at $6,999, and installed properly it is a serviceable cap that meets code.
We would still rather you upgraded, and we will tell you why. A manufactured hip-and-ridge product is thicker, purpose-shaped and has its adhesive where a cap needs it. GAF Z-Ridge or TimberTex is $7.50 per linear foot. On a typical ridge and hip run that is a few hundred dollars, and it is the part of your roof most exposed to weather. Ask for the figure on your own ridge length before you decide.

What Could Change the Price
Every promotional roofing price in Houston has conditions. Here are ours, in the same size type as the offer.
Roof size
The offer covers 20 squares. Additional squares are $4.25 per square foot — $425 per square. A square is 100 square feet.
Roof pitch — steep
This offer is priced for 5/12 and 6/12 pitch. Above 7/12 carries an additional charge — steeper roofs are slower and more dangerous to work on, and they need more safety equipment.
Roof pitch — low slope
Below 4/12, GAF StormGuard must replace the synthetic underlayment across the entire roof. Low-slope roofs shed water slowly, so water sits and works sideways under shingles — synthetic underlayment alone will not hold it out.
+$1.25 per square foot$125 per square. StormGuard is a self-adhering membrane and it costs several times what synthetic does — but on a low-slope roof it is the difference between a roof that lasts and one that leaks.
One layer only
The price assumes one existing layer of shingles. A hidden second layer means more to remove and haul.
Height
More than three storeys carries an additional charge — access, safety equipment and time.
Chimney counter-flashing
Inspection and sealing are included. Replacing counter-flashing around a chimney is $795. Copper flashing is not included in this offer at any price.
Ridge vent
Up to 40 linear feet included. Beyond that is quoted per foot.
Ridge cap
3-tab composition, 25-year. Z-Ridge or TimberTex upgrade at $7.50 per linear foot.
Plywood
3 sheets free, $75 each after. Nobody can see the decking until the old roof is off.
Measurement
A third-party company measures your roof. Not us, not an estimate from the ground — an independent report, so the square count is not our opinion.
Complimentary pressure wash
This is a gift, not a line item on the contract. Driveway and sidewalk, available only when we complete your roof replacement — it is not a standalone service and it has no cash value.
It is scheduled separatelyWe batch pressure washing by area and run two or three homes on the same day, which is what keeps it complimentary. That means it usually happens a week or two after your roof is finished, not the same afternoon. It is not a condition of final payment — the balance is due when the roofing work is complete and you are satisfied with the roof.

A major storm ends it immediatelyIf a hurricane or significant hail event hits the Houston area, this price disappears the same week. After a storm every crew in the region is booked, labor rates rise sharply, and the manufacturer discounts that make $6,999 possible are withdrawn. We would rather tell you that now than honour a price we cannot actually deliver. Anyone still advertising a pre-storm price a month after a hurricane is either not busy or not telling you the truth.
We measure before you commit. The free measurement tells you your actual square count, pitch and layer count — so you know whether this offer fits your roof before anyone signs anything. If it does not fit, we will say so and quote you properly instead.

Is $6,999 really the whole price?
For a 20-square roof at 5/12 to 6/12 pitch with one existing layer, yes — tear-off, disposal, the full GAF system, clean-up, the GAF System Plus Warranty and the complimentary pressure wash. Additional squares are $4.25 per square foot, and the other conditions are listed on this page in the same size type as the offer. We measure free before you commit, so you know whether it fits your roof.
Which Timberline shingle is it, exactly?
GAF Timberline HDZ, rated UL 2218 Class 3. Timberline is a family, not a single product — HDZ, HDZ RS, UHDZ and NS are all Timberline and they are not the same shingle. HDZ carries GAF’s LayerLock® technology and is the shingle this offer is priced on. Class 3 is not the top impact rating; Class 4 is. If you are in the hail corridor, ask us about Class 4 — it is a different package and we will quote it honestly.
How big is 20 squares?
A square is 100 square feet of roof surface, so 20 squares is 2,000 square feet of roof — typically a home of around 1,400 to 1,700 square feet of floor area, depending on pitch and overhang. Roof area is always larger than floor area.
Is the $93 a month accurate?
Yes. $6,999 at 9.99% APR over 120 months works out at $92.45 per month, so $93 is the rounded figure. With approved credit — a soft credit check shows what you qualify for without affecting your score. Shorter terms at 8.99% over 70 months are also available.
What is not included?
Copper flashing is excluded entirely. Chimney counter-flashing replacement is $795 if needed. Decking beyond 3 sheets is $75 each. Below 4/12 pitch, StormGuard must replace the synthetic underlayment at +$1.25 per square foot. Ridge vent beyond 40 feet, roofs above 7/12 pitch, homes over three storeys and second layers all carry additional charges — all listed on this page.
Why is the ridge cap 3-tab?
Because that is what holds the price at $6,999. Cut 3-tab is field shingle cut down and used as cap — rated 25 years, and installed properly it meets code and works. We would rather you upgraded to GAF Z-Ridge or TimberTex at $7.50 per linear foot — a manufactured hip-and-ridge product seals better and lasts as long as the roof. Ask for the figure on your ridge length.
When does the complimentary pressure wash happen?
Usually a week or two after your roof is finished, not the same day. We batch pressure washing by area and run two or three homes together — that is what keeps it complimentary rather than a charge. It is a gift, not a line item on your contract, and it is not a condition of final payment: the balance is due when the roofing work is complete and you are satisfied with the roof. We will call you to schedule it.
Do I pay anything upfront?
No. 50% is due when the crew arrives on installation day and 50% when the work is finished and you are satisfied. Nothing before that.
Who measures the roof?
An independent third-party measurement company, not us. You get a report with the actual square count, pitch and dimensions — so the number this offer is priced on is not our opinion.
What if my roof is bigger than 20 squares?
Then the offer still applies to the first 20 and additional squares are $4.25 per square foot. A 25-square roof would be $6,999 plus five squares at $425 each. We tell you the number before you commit, not after the old roof is off.
