Roofing Contractor in the Houston Heights
Queen Anne cottages, Craftsman bungalows, garage apartments and three-story infill, much of it inside three city historic districts. Our Spring Branch office is just west on I-10.
Repairs from $195, replacements from $8,000, and a free inspection with photographs of everything we find, including when the finding is that your roof is fine.
Historic district? You may not need a Certificate of Appropriateness. Under the Houston Heights Design Guidelines, re-roofing with the same kind of material, with no change to the shape or pitch, is exempt. Changing the material, such as shingles to metal, is not. We tell you which one your project is before anything is ordered.
What changes the work here
Four Things That Change a Roof Job in the Heights
Most of the Heights is more than a century old, and a lot of it is protected. That changes the paperwork more than the roofing, and both have to be right.

A City of Houston permit on every re-roof
Houston requires a Residential Roofing Permit to re-roof a home; only roof-covering work under 100 square feet is exempt. The city ’s re-roof worksheet calls for a full tear-off, a decking inspection and new flashing where it is damaged, which is how we replace every roof anyway. We pull the permit and meet the inspector.

Three historic districts, with written roof rules
Heights West, Heights East and Heights South are City of Houston historic districts, with Woodland Heights and Norhill next door. The Heights Design Guidelines spell out which roof work needs a Certificate of Appropriateness and which does not. The table below has the short version.

Old houses with details worth keeping
Most historic Heights homes were built between 1894 and 1932. Exposed Craftsman rafter tails, porch roofs and original trim are part of what the guidelines protect, and part of what a careless crew damages. We work around them, and photograph them before and after.

White Oak Bayou and the 2024 storms
The May 2024 derecho and Hurricane Beryl that July brought trees down across the Heights. Limb damage is a roof claim; water that rose from White Oak Bayou is flood insurance. We document which is which before you call your carrier.
Heights historic districts: what needs approval
| The work | Approval | What it means |
|---|---|---|
| Re-roof with the same material, no change to shape or pitch | No COA | Exempt under the Heights Design Guidelines. The city roofing permit still applies. |
| Change the material, such as shingles to standing-seam metal | COA from HAHC | Goes to the Houston Archaeological and Historical Commission. Staff have recommended approval in recent metal-roof cases, but it is not automatic. |
| Solar panels or skylights on the rear half of the roof | No COA | Allowed without a certificate. |
| Solar panels or skylights on the front half | COA, staff level | The Planning Director can approve it administratively. |
| Change the pitch or shape, or add dormers | HAHC review | A full commission review. Plan the time before the roof is ordered. |
| Any re-roof, inside a district or not | City permit | Residential Roofing Permit. Covering work under 100 sq ft is exempt. |

Common questions
Roofing in the Heights, Answered
Do I need a permit to replace my roof in the Heights?
Yes. The City of Houston requires a Residential Roofing Permit for a re-roof, with plan review and an inspection. Repairs under 100 square feet of roof covering are exempt, and so is emergency tarping. We pull the permit as part of every replacement and are there for the inspection.
My house is in a Heights historic district. Do I need a Certificate of Appropriateness for a new roof?
Not if you are re-roofing with the same kind of material and not changing the structure, shape or pitch. The Houston Heights Design Guidelines exempt that. Changing the material, changing the roof shape or adding dormers does need a certificate, and some of it goes to the Houston Archaeological and Historical Commission. We tell you which applies before anything is ordered.
Can I put a metal roof on a historic Heights home?
Possibly, with a Certificate of Appropriateness. A change from shingles to standing-seam metal goes to the Houston Archaeological and Historical Commission, and staff have recommended approval in recent cases. It is a review, not a formality, so we build the extra weeks into the schedule.
Do you work on the new three-story townhomes?
Yes. A lot of the Heights is now infill townhomes, and they come with tight access, tall walls and roof sections that drain onto each other. Any section that is too flat for shingles gets a low-slope system, not shingles laid flatter than the manufacturer allows.
How much does a roof replacement cost in the Heights?
Most asphalt shingle replacements run $8,000 to $20,000, on four packages at $350 to $650 per square. Decking is $75 a sheet on a replacement, and most packages include the first five sheets. Historic homes with board decking, or roofs with several old layers, are quoted after we look. Nothing is paid upfront: 50% when the crew arrives and 50% on completion.
