Sienna · Missouri City · 77459 · Fort Bend County
Most of the original Sienna Plantation sections went up between the late 1990s and the late 2000s. That puts many Sienna roofs at 15 to 25 years old — the age when architectural shingles in this climate start to need a decision.
Repairs from $195 with all 33 prices published, replacements $8,000 to $20,000, and a free inspection with photographs of everything we find — including when the finding is that your roof has years left.
Sienna is in Fort Bend County, so no WPI-8 windstorm certificate is required. What every Sienna roof does need is approval from the community’s architectural review committee before the color or material changes. The homeowner applies; we help with shingle samples and product information.

Beyond asphalt shingles
Some Sienna owners want a roof that lasts longer or stands up better to hail than standard asphalt. These are the options we install. Each one needs architectural review approval first, and some are approved more readily than others.

Steel panels with a stone-chip finish that reads like shingle or shake from the street. Strong in wind and hail, and much lighter than tile.

A polymer shingle with a Class 4 impact rating. It looks like a standard architectural shingle, which makes HOA approval simpler than for metal or tile.

The look of clay or slate tile at a fraction of the weight, so the roof framing usually needs no reinforcement.

Porch roofs, additions and patio covers below 3/12 pitch should not carry shingles. We use a membrane system such as TPO instead.
Not sure a premium material is worth it? Read what Class 4 does and does not do, and ask for prices on two systems side by side at your inspection.

About 14 square miles along the Brazos River, south of Highway 6, known as Sienna Plantation until 2019. One community, more than two decades of building.
The Village of Waters Lake, the Village of Shipman’s Landing, the Village of Bees Creek and the streets around Sawmill Lake. Many of these homes are on their original roof, now 15 to 25 years old. That is the window where a tune-up can still buy time, or where replacement is the better money.
Sienna is still building, in sections named by lot width such as Sienna 45′ and Sienna 50′, plus the Villa Collection. These roofs are mostly still under the original manufacturer warranty, so the useful question is whether the installation qualifies for the coverage you think you have.
Most of Sienna sits in Missouri City’s extraterritorial jurisdiction rather than inside city limits, a smaller part falls in Arcola’s, and annexation of parts of Sienna has been under discussion. Which office applies depends on your street. We confirm it before any work starts.

Common questions
Possibly, and an inspection will tell you. Architectural asphalt shingles usually last 15 to 25 years in the Houston climate, so a roof installed in the early 2000s is in its last stretch. Some still have years left; others are losing granules or lifting at the edges. We photograph every slope and tell you which one yours is — here are the eight signs we look for.
$8,000 to $20,000 across four packages at $325–$650 per square. Larger Sienna homes, with more slopes, valleys and flashing, run toward the upper end. The first five sheets of decking are free and each sheet after that is $75. Nothing upfront.
Yes, we assist — but the application is yours. Only the homeowner can request and submit the architectural review form. We help by providing shingle samples, color and product information, and by helping you get the form and samples delivered to the HOA. Approval is required before the roof changes color or material, so it is worth starting this as soon as you choose a shingle.
No. Sienna is in Fort Bend County, which is not one of the first-tier coastal counties where Texas requires a WPI-8 for roofing work. That requirement starts in Brazoria and Galveston counties to the south.
Yes — Decra stone-coated steel, F-Wave synthetic shingles, Brava synthetic tile, and membrane systems for low-slope sections. Each needs architectural review approval first. F-Wave looks like a standard shingle, which usually makes approval the simplest of the four.
