Roofing Contractor in Friendswood, TX
A Friendswood homeowner replaced her air conditioner twice in eight years, the second time with a bigger unit, and the house still would not cool. The problem was two louver vents and an attic intake buried in insulation. Interior temperature went from 89°F to 74°F after we fixed the roof.
Repairs from $195 with all 33 prices published, replacements $8,000 to $20,000, and a free inspection with photographs of everything we find — including when the finding is that your roof is fine.
Friendswood straddles the county line. The Galveston County side is first-tier windstorm territory and needs a WPI-8 certificate; the Harris County side does not. Plenty of homeowners here do not know which side they are on — tell us the address and we will tell you before we quote.

Roof Repair That Gets to the Real Source of the Problem
from $195
Wind-lifted shingles, damaged flashing, cracked pipe boots and tree impact all create problems that are easy to miss from the ground. We find where the issue begins and explain the repair plainly.
- A pipe boot is $225, a ridge vent $350, chimney flashing $1,200–$1,500
- Typical single-issue repair $350–$900; storm work $900–$2,500
- Photographs of everything we find, before any work begins
- We say so when a repair is the right answer, and when it is not
We explain what needs attention now, what can wait, and what the repair involves.
Stop a Roof Leak Before It Becomes Interior Damage
Free with inspection
A ceiling stain is rarely directly below the source. Water tracks along the decking before it shows. We check penetrations, valleys, flashing, attic conditions and drainage to find the actual entry point before recommending anything.
- Thermal imaging and moisture readings where the source is not obvious
- Valleys, roof vents, pipe boots, flashing and shingle seals checked in order
- Nobody cuts a ceiling until we know where the water is coming in
Understanding where water enters prevents repeated repairs and costly interior damage.
Roof Replacement Built as a Complete System
$8,000–$20,000
When repair is no longer sensible, we plan a system around your decking, flashing, ventilation and drainage, not just the shingle you can see. Four packages, $350 to $650 per square, with a clear scope before anything starts.
- First five sheets of decking included, then $75 a sheet
- Six ring-shank nails per shingle, manufacturer starter strip and ridge cap
- GAF StormGuard leak barrier at valleys, penetrations and eaves
- Most Friendswood homes finish in one day; larger West Ranch homes take two
A dependable roof depends on the details beneath, around and above the visible surface.
Hail and Coastal Wind, Depending on the Year
Free inspection
Friendswood takes hail off the prairie and wind off the bay. Hail can bruise the shingle mat without leaking, so the damage often goes unnoticed until the roof starts to fail. We check the soft metals first: if your gutters, vents and flashing are unmarked, the hail was not large enough to matter, and we will tell you that.
- Class 4 GAF Timberline UHDZ standard on approved claims, at no upgrade cost
- TDI: Class 4 receives the highest premium credit of the four classes, set by each insurer
- Soft-metals test before anyone talks about a claim
If the soft metals are unmarked, the hail was too small to have damaged the shingles.
Storm and Wind Damage Should Never Be Guessed At
Free inspection
High wind, wind-driven rain and tree debris leave damage that is difficult to see from the ground. Wind damage starts at the ridge cap and the starter strip, the two components most often cut short on installation.
- Directional damage on one slope is the signature to look for
- Photographs of every affected area, whether or not you file
- Clear recommendation: repair now, monitor, or replace
Get an informed assessment after wind, rain, tree debris or a severe weather event.
Documentation Your Adjuster and You Both See
Included
After a storm you need a record of what was actually on the roof. We photograph it, write an itemized scope in the format your carrier uses, and meet your adjuster on the roof so you are both looking at the same evidence.
- Photo-backed record of every visible condition
- Itemized repair or replacement scope
- We do not file, negotiate or advise on coverage: that is licensed public-adjuster work
Detailed findings help you understand the condition of your roofing system.
When Water Is Coming In Right Now
2–4 hours
A limb through the roof, shingles gone in high wind, or an active leak. The first priority is stopping more water getting in. We tarp and secure, then repair properly once the roof is dry.
- 365 days a year, no out-of-hours surcharge
- Tarping is temporary, days and weeks, not months
- Say which room and whether water is still coming in when you call
Proper repair comes after the roof is dry. Tarping buys the time to do it correctly.
A Free Inspection, and No Hammer on Your Roof
Free
Every slope photographed, attic checked where there is access, and chalk and a camera only. A hammer can leave a mark that was not there, so we do not carry one onto an inspection.
- Photographs of everything we find, yours to keep
- Including when the finding is that your roof is fine, and we say so
- No pressure, no same-day-only pricing, no free-roof promises
Whether or not any work follows, you keep the photographs and the assessment.
Roof Financing With Every Rate Published
18 months same as cash
Wells Fargo Bank N.A. and Service Finance, a Truist company. Both banks, not brokers. Almost no roofer publishes what the financing actually charges. We publish all of it.
- 18 months same as cash, subject to credit approval
- 8.99% over 70 months, or 9.99% over 120 or 180 months
- Nothing upfront either way: 50% when the crew arrives, 50% on completion
You should know what the money costs before you decide, not after.
A real Friendswood job
She Replaced Her Air Conditioner Twice. The Problem Was on the Roof.
Eight years of the wrong fix
- Two air conditioning units in eight years. The house would not cool and the electricity bill kept climbing.
- The second unit was bigger. The obvious answer — if it will not cool, buy more cooling. It did not work either.
- Nobody looked at the roof. Why would they? It was not leaking.
What the inspection found
- Two louver vents. That was the entire exhaust, on a whole house.
- The intake was completely blocked by insulation. Not partially. Blocked.
So the attic had two small holes to push air out of and no way at all for air to come in. Nothing moved. The attic heated up all day and radiated into the rooms below while an increasingly large air conditioner fought it and lost.
The change was immediate
Before
86–89°F
After
74–75°F
Inside temperature. Same house, same air conditioner, same thermostat setting. We closed the two louver vents, fitted O’Hagin deck-mounted intake vents and ran GAF Cobra Rigid Vent 3 along the ridge.
There is still room to improve that roof. A solar fan would move more air again and we recommended it — the homeowner had exactly enough credit approved for the roof and the ventilation, and not for the fan. We fitted what the budget covered and told her what was left on the table. The full case study →

The thing most homeowners here do not know
Friendswood sits across two counties. The Galveston County portion is first-tier TWIA windstorm territory and a roof there needs a WPI-8 certificate. The Harris County portion does not.
The inspector has to see the roof while it is being installed, so the inspection is planned before work starts. Tell us the address when you call and we will tell you which side you are on before we quote.

Common questions
Roofing in Friendswood, Answered
Do I need a WPI-8 windstorm certificate in Friendswood?
It depends which side of the county line your house is on. Friendswood straddles Harris and Galveston counties. The Galveston County portion is first-tier TWIA territory and does need one; the Harris County portion does not. The inspector has to see the roof during installation, so it has to be settled before work starts. Tell us the address and we will tell you before we quote.
Why is my Friendswood house hot even with a new air conditioner?
Frequently because the problem is not the air conditioner. We inspected a Friendswood home where the owner had replaced the A/C twice in eight years, the second time with a bigger unit. The actual problem was two louver vents and an attic intake completely blocked by insulation. After the ventilation was corrected, interior temperature went from 86–89°F to 74–75°F with no change to the A/C.
What does a roof replacement cost in Friendswood?
$8,000 to $20,000 across four packages at $350–$650 per square, plus the WPI-8 inspection fee if you are on the Galveston County side. Larger West Ranch homes run toward the upper end. The first five sheets of decking are included, then $75 a sheet. Nothing upfront.
How much does roof repair cost in Friendswood?
From $195. A pipe boot is $225, a ridge vent $350, chimney flashing $1,200–$1,500. A typical single-issue repair runs $350–$900; storm work $900–$2,500; rotten decking found during a repair is $150 per area. All 33 repair prices are published.
Will you help with a roof insurance claim in Friendswood?
Yes. We inspect free, photograph every slope, write an itemized scope and meet your adjuster on the roof. We do not file, negotiate or settle the claim — in Texas that is licensed public-adjuster work. On an approved claim we install GAF Timberline UHDZ, a Class 4 shingle, with GAF’s Golden Pledge warranty: 30 years, non-prorated, at no upgrade cost.
My home flooded in Harvey. Is roof damage covered?
It depends where the water came from. Water that came up from Clear Creek is flood insurance, not the homeowner policy. Water through a storm-damaged roof is the homeowner policy. Friendswood homes along the creek frequently had both — two claims, two carriers — and we photograph the roof so both get the same evidence.
Do you do commercial roofing in Friendswood?
Yes — retail and office along FM 518 and FM 528, medical near Clear Lake, and church and school properties. TPO, modified bitumen and metal, plus the scheduled maintenance that keeps a manufacturer warranty valid.
How fast can you reach Friendswood for an emergency?
2 to 4 hours, 365 days a year, no out-of-hours surcharge, from the Spring Branch office. Say which room when you call and whether water is still coming in.
