How it works
Five Steps From Inspection to Finished Roof
Most of a replacement happens in one day. What decides whether it lasts twenty years is what happens before the first shingle goes on. Best Roof Replacement Houston.
-
1
Free inspection
We walk the roof, get into the attic where there is access, and photograph everything. You see the pictures on screen, and you keep the written findings whether or not you hire us.
-
2
Written estimate and material choice
One price, in writing, with the system specified. We go through shingle options, impact-resistant grades and what each actually changes — including when the cheaper choice is the sensible one.
-
3
Tear-off, down to the decking
Everything comes off. We never lay new shingles over old — it hides problems, adds weight, and shortens the life of what goes on top.
-
4
Decking checked, and shown to you
Soft or rotten sheets get replaced at $90 a sheet. You see the photograph before we replace anything, so it never appears as a surprise on the invoice.
-
5
The system goes on, then we clean up
Leak barrier, deck protection, starter strip, drip edge, shingles, ridge cap and ventilation. Final inspection, magnet sweep for nails, and your warranty paperwork.
The estimate is the price. The only thing that changes it is decking we could not see until the old roof came off — and you approve that with a photograph in front of you.
Why us
Four Things Worth Checking Before You Sign Anything
Not just with us — with whoever you are considering. These are the questions that separate a roof that lasts from one that does not. Houston's Roof Replacement Experts.
Are they manufacturer certified?
We are GAF Master Elite — roughly 2% of US roofing contractors. It requires licensing, insurance and a documented track record, and GAF reviews it on an ongoing basis.
It matters because only certified contractors can register GAF's strongest warranties. An uncertified installer cannot give you one, whatever they promise.
What does the warranty actually commit to?
Ours attaches timescales. If a roof we replaced leaks within 5 years, we are on it within 24 hours and cover interior ceiling damage within 48 hours.
Our workmanship coverage is insured through GAF, so it survives even if we do not. Ask any contractor what happens to their warranty if the company closes.
What do they charge per sheet of decking?
Rotten decking turns up on a lot of replacements once the old roof is off, and it is the most common place a quote grows after you have signed. Ours is $90 a sheet during a replacement, photographed and shown to you before we replace anything.
Ask every contractor this before you sign. Per-sheet decking prices vary a great deal between companies, and it is the one line item most homeowners never think to check — because nobody knows how many sheets are needed until the roof is open.
Is the price a range or a number?
A typical Houston replacement runs $8,000 to $20,000. We put one number in writing after inspecting, and it does not move unless we find decking we could not see.
Thirteen years, more than 5,000 roofs, and no complaint filed with the BBB since 2013. Check that yourself.

What you are actually buying
A Roof Is Eight Components. Most Quotes Compare One.
Homeowners get three quotes and compare shingle brands. But shingles are rarely what fails first — leaks start at flashing, valleys, penetrations and ventilation. Here is everything that goes on your roof, and what each part does. The most reliable roofers in Houston.
-
01
Nailable surface
The decking. If it has softened from an old leak it will not hold a nail, and nothing above it will last. Replaced at $90 a sheet during a replacement, shown to you first.
-
02
Leak barrier
Self-adhering membrane in valleys and around penetrations — the places water actually gets in. This is the layer that matters most and the one most often skipped on a cheap quote.
-
03
Deck protection
Synthetic underlayment across the whole deck. It keeps water out during installation and gives a second line of defence afterwards.
-
04
Starter strips & drip edge
The first course and the metal edging. Gulf Coast wind lifts shingles from the edge inward, so this is where wind damage begins or does not.
-
05
Architectural shingles
GAF Lifetime architectural shingles — the part everyone compares. Impact-resistant grades are worth discussing if you are in a hail corridor.
-
06
Attic ventilation
Trapped heat cooks a roof from underneath and can halve its life. Houston attics reach far higher temperatures than the shingles were rated against.
-
07
Ridge cap covering
Purpose-made ridge cap, not cut-up field shingles. The ridge takes the most wind exposure on the roof.
-
08
Warranty registration
Registered with GAF after installation. An unregistered warranty is not a warranty — and this step is invisible, so it is easy for a contractor to skip.
Beyond specification
What we do that the spec sheet does not ask for
Manufacturer instructions are a minimum, not a target. On every roof we hand-seal the perimeter, the valleys and every penetration with roof cement — the three places Gulf Coast wind gets under a roof and starts lifting.
It adds time and it adds material cost. It is also the difference between a roof that survives a hurricane season and one that starts peeling at the edge.
“I don't cut corners. I do what's correct, every time — and I believe nobody delivers a better install than we do.”
Our specification
The Fortis integrated roof system
Our own spec: 21+ premium components chosen to work together in Gulf Coast heat and humidity, rather than a pile of parts from whoever was cheapest that week. It is why our quote is sometimes higher than the one next to it — and why the roof outlasts it.
- Manufacturer certified — GAF Master Elite
- Wind and impact rated for the Gulf Coast
- Code compliant, permitted where required
Paying for it
What Does a Roof Replacement Cost, and How to Pay for It
A roof replacement in Houston is often the most significant expense for a home. Here are the options for financing it.
Typical Houston replacement
$8,000 to $20,000
- Asphalt shingle
- $300 – $500 per square
- Metal roofing
- $700 – $1,200 per square
- Decking replacement
- $90 per sheet
A square is 100 square feet. Pitch, access, the number of layers coming off and the material chosen move the final figure more than anything else.
Measured from satellite imagery. No phone call, no salesperson, no obligation.
Financing is provided through the Wells Fargo Home Projects credit card, issued by Wells Fargo Bank, N.A. Promotional 0% APR is available to qualified applicants during the promotional period. Emergency replacement
When a roof cannot wait
After a major storm, some roofs are past repair. We tarp within 2 to 4 hours to stop the water, then move to replacement as quickly as materials and your insurer allow.
We document everything for the claim while the evidence is fresh, and meet your adjuster on the roof.

Three-storey buildings
Different access, different equipment, different safety plan. We do them — many residential crews will not.
We do not take on buildings of four storeys or more.
Steep and complex roofs
Multiple levels, dormers, turrets and steep pitches. More labour, more safety equipment, more time — and a real quote rather than a guess.
Tile and metal
Concrete and Spanish tile, standing seam and panel metal. Specialised work with its own failure points and its own repair methods.
Low-slope and flat sections
Many Houston homes have a flat section over a porch or extension. TPO, modified bitumen and built-up systems, matched to the rest of the roof.
Common questions
Roof Replacement Questions, Answered
Cost, timescales, insurance and warranties — without the runaround.
How much does a new roof cost in Houston?
A typical Houston home runs $8,000 to $20,000. By material, asphalt shingle is roughly $300–$500 per square and metal $700–$1,200 per square. A square is 100 square feet.
What moves it most:
- Size and pitch — steeper roofs need more labour and safety equipment
- Layers coming off — two layers is twice the tear-off and disposal
- Decking — soft sheets are replaced at $90 each, shown to you first
- Material — architectural, impact-resistant or metal
The instant estimator measures your roof from satellite imagery and gives a range in about a minute. The on-site inspection gives you a firm written number, free.
How long does a roof replacement take?
Most roofs are finished in a single day. Tear-off in the morning, decking checked, new system on by evening.
Larger or steeper roofs take two days, as do jobs where we find rotten decking once the old roof is off. You do not need to be home, though most people like to be there at the start and the end.
Will my insurance pay for a new roof?
If the damage came from a covered peril — hail, wind, a fallen tree — usually yes. Wear and tear and age are not covered, and that distinction is where most Texas claims are won or lost.
Hail bruising often does not leak for months, so damage from a spring storm may not surface until autumn. We document slope by slope and meet your adjuster on the roof so what gets approved matches what is actually damaged.
We will also tell you honestly if we do not think you have a claim. Filing one you will lose can count against you.
Should I repair or replace?
Repair makes sense when damage is confined to one area and the roof has years left. Replace when shingles are near the end of their life, damage spans several slopes, or decking has softened.
The honest test: if a repair costs a meaningful fraction of a replacement on a roof already fifteen-plus years old, you are paying twice. We decline repairs we cannot guarantee rather than take the money.
If you repair with us and later replace with us, we credit up to 25% of the repair cost against the replacement. See roof repair.
What warranty comes with a new roof?
A 5-year leak warranty on the installation. If a roof we replaced leaks, we are on it within 24 hours and cover interior ceiling damage within 48 hours.
The entry package includes the GAF Silver Pledge. The premium package adds a 10-year JC&C workmanship warranty with the GAF Golden Pledge — GAF's strongest, which only Master Elite contractors can offer. Our workmanship coverage is insured through GAF, so it survives even if we do not.
Note that GAF's lifetime limited coverage applies to the shingles themselves. It is not a lifetime workmanship warranty, and any contractor implying otherwise is overselling it.
Can I put a new roof over the old one?
Some contractors will. We will not. Laying over hides whatever is underneath, adds weight the structure was not designed for, traps heat that shortens shingle life, and makes the next replacement more expensive because there are now two layers to remove.
It also means nobody inspected the decking — which is where a roof actually fails.
Do you offer financing?
Yes, through the Wells Fargo Home Projects credit card, issued by Wells Fargo Bank, N.A. Promotional 0% APR is available to qualified applicants, and 100% financing means a replacement can start without money up front. Subject to credit approval; terms are set by the lender and can change.
Still have a question?
Ask, and we will tell you honestly — including if the answer is that your roof does not need replacing yet.
