Stafford · 77477 · Fort Bend County, with a small part in Harris County
Stafford grew from Stafford’s Point, a railroad stop that became a townsite in 1853, and it incorporated in 1956. It is now a city of about 17,700 between Sugar Land and southwest Houston, with no city property tax since 1995 and as many businesses as homes. We repair and replace roofs on both.
Roof repair from $195 with all 33 prices published, roof replacement $8,000 to $20,000 for most homes, and a free inspection with photographs of everything we find — including when the finding is that your roof is fine.
Stafford issues its own roof permits. Residential reroofs are permitted by the City of Stafford, not the county, and they appear in the city’s monthly permit reports. We pull the permit, and we send the shingle and color to your HOA for approval before we start.

Almost no roofer publishes what anything costs. We do. Take these to two other companies — that is what they are for.

Three things that change the job here
01
Stafford is its own city, and residential reroofs need a City of Stafford permit whichever county your house sits in. They show up line by line in the city’s monthly permit reports. We pull it before the crew arrives, so an inspector never finds an unpermitted roof.
02
Stafford dropped its city property tax in 1995 and runs on business sales and franchise taxes, so offices, warehouses and apartments sit next to the neighborhoods. We do both: shingle roofs for homes, and TPO and low-slope systems for commercial buildings.
03
Stafford is outside the TWIA windstorm area: Fort Bend County is not in it, and in Harris County it covers only the areas near Galveston Bay. So no WPI-8 windstorm certificate is required. Anyone selling you “TWIA compliance” in Stafford is selling paperwork you do not need. We still install every roof six nails per shingle.

Common questions
From $195. A pipe boot is $225, a ridge vent $350, wall or chimney flashing $1,200–$1,500, and a typical single-issue repair $350–$900; storm work runs $900–$2,500. If we find rotten decking during a repair, it is $150 per area. All 33 repair prices are published.
Most homes run $8,000 to $20,000, across four packages at $350 to $650 per square. The first five sheets of decking are included, then $75 a sheet. Metal runs $700 to $1,200 per square. Nothing is paid upfront: 50% when the crew arrives, 50% on completion.
Yes. Residential reroofs are permitted by the City of Stafford, on both the Fort Bend and the Harris County side of the city. We pull the permit before we start, and if you have an HOA we send the shingle and color for approval first.
Yes. We inspect free, photograph every slope, write an itemized scope and meet your adjuster on the roof. We do not file, negotiate or settle the claim — in Texas that is licensed public-adjuster work. On an approved claim we install GAF Timberline UHDZ, a Class 4 shingle, with GAF’s Golden Pledge warranty: 30 years, non-prorated, at no upgrade cost.
No. Stafford is outside the TWIA windstorm area. Fort Bend County is not in it, and in Harris County it covers only the areas near Galveston Bay, such as La Porte, Seabrook and Pasadena east of Highway 146. We still install every roof to the same six-nail, manufacturer-starter-and-ridge specification.
Yes. We repair and replace TPO and other low-slope systems on offices, warehouses and retail buildings, and shingle roofs on homes. Commercial roofs are quoted after an inspection, because size, drainage and access set the price.
2 to 4 hours, 365 days a year, no out-of-hours surcharge. Say which room when you call and whether water is still coming in — we tarp first and repair once the roof is dry.
Every slope photographed, attic checked where there is access, no hammer on the roof. Including when the finding is that your roof is fine.
